How to find a flatmate in Pune — the practical way
- Fix the corridor before the budget. Decide which two or three areas are within 40 minutes of your office or campus at peak hour. Everything else follows from that.
- Find the person, then the flat. On Bunkd, set your area and swipe through verified profiles. If you are both new to the city, use Squad Mode to team up and lease a 2BHK or 3BHK together — it usually works out cheaper per head than renting a room in someone else's flat.
- Ask the society question early. Some Pune housing societies restrict bachelor tenants or want a society NOC and ID for every occupant. Ask the owner before you visit, not after you have chosen the flat.
- Visit at the time you would commute. A Wakad flat that looks 15 minutes from Phase 1 on a Sunday is 45 minutes away at 9:30 on a Monday.
- Register the agreement. In Maharashtra, leave and licence agreements have to be registered, and it protects your deposit. Put every flatmate's name on it, or at least on a written side agreement about rent and deposit shares.
- Pay only after meeting. Never transfer a deposit or "token amount" to hold a room you have not seen, for a person you have not met.
What a Pune flatshare really costs each month
The rent on the listing is only part of it. For a private room in a shared 2BHK in a mid-range society, budget roughly:
- Deposit: two months' rent is the usual Pune ask for a flat, sometimes more in Baner, Kothrud and the new Kharadi towers. PGs usually take one month.
- Society maintenance: often ₹1,500–₹4,000 a month for the whole flat, higher in gated towers with a pool and gym. Ask whether it is included in the rent.
- Electricity: billed on the MSEDCL meter and split between flatmates — summer months with air-conditioning can double it.
- Wi-Fi, cook and cleaning help: commonly ₹1,500–₹4,000 per person together, depending on how much you outsource.
- Agreement registration: stamp duty plus the registration fee, usually split between flatmates and paid once a year.

Getting around: Metro and commute in 2026
Pune Metro's Line 1 (PCMC to Swargate) and Line 2 (Vanaz to Ramwadi) already change the maths for people living in Pimpri-Chinchwad, Kothrud, Shivajinagar and along Nagar Road. Line 3, from Hinjewadi to Shivajinagar, is opening in phases, starting from the Hinjewadi and Balewadi end, with the Baner and Shivajinagar stations to follow. Until the full line runs, most Hinjewadi commuters still rely on company shuttles, buses, cabs and two-wheelers, so a flat 10 minutes from a metro station that is not open yet is not a metro flat.

How do I find a roommate in Pune?

How much does a shared room or flatshare cost in Pune?
A private room in a shared flat runs roughly ₹6,500–₹22,000 a month in 2026, depending on area and building. Wakad, Kothrud, Kharadi and the Pimpri-Chinchwad side sit at the lower end; Baner, Viman Nagar and Koregaon Park at the top. A twin-sharing room costs about 30–40% less. Budget separately for the deposit, society maintenance, electricity, Wi-Fi and food.
How much deposit do Pune landlords ask for?
Two months' rent is the common Pune norm for a flat, and some landlords in Baner, Kothrud and the newer Kharadi towers ask for more. PGs usually take one month. When you share a flat, the deposit is split in the same ratio as the rent — agree that split in writing before anyone transfers money, and keep the receipts.
Do I need to register a rent agreement in Pune?
Yes. In Maharashtra every leave and licence agreement must be registered, whatever its length — the 11-month format does not exempt it (Section 55 of the Maharashtra Rent Control Act, 1999). Registration is the landlord's legal duty and can be done online through the state IGR e-registration service, but flatmates usually share the stamp duty and fee. An unregistered agreement weakens your position in any deposit dispute.
Which areas in Pune are best for sharing a flat near Hinjewadi?
Wakad and Tathawade are the value picks — close, with plenty of 2BHK and 3BHK shares. Baner and Balewadi cost more but have better food, gyms and a more lived-in feel. Maan and Marunji sit right beside Phase 3 and are cheapest, but have fewer shops and patchier transport. Metro Line 3 is opening in phases from the Hinjewadi end, so check which stations are actually running before paying extra to live near one.
Can women find female flatmates in Pune?

Is it better to take a PG or share a flat in Pune?
