Flatmates & Roommates in Kondhwa, Pune
Updated 30 Sep 2026
Kondhwa is one of the largest and least tidy rental markets in south Pune. It grew along a single spine, the Katraj-Kondhwa Road, and then spread sideways into lanes that were villages twenty years ago. The result is a mix you rarely get in one pin code: old wadas and chawl-style rooms, mid-rise apartment blocks from the 2000s, and newer gated towers toward NIBM. Rents sit noticeably below Kothrud or Viman Nagar for a comparable room, which is the whole reason people put up with the road and the dust. Expect to compare quite different buildings inside a five-minute walk.
Who lives here
First-jobbers and second-jobbers commuting to Magarpatta and Hadapsar, students from the Bibwewadi and Katraj campuses who want a cheaper flat, and a good number of families, so many buildings are strict about tenants.
Who works and studies nearby. Commuters bound for Magarpatta Cybercity, the Hadapsar industrial belt and Amanora Park Town; Vishwakarma Institute of Information Technology on Kondhwa Budruk; students of the Bibwewadi and Dhankawadi engineering campuses; the Kondhwa Budruk local market and the medical practices around Kausar Baug.
Where to live, area by area
Rents below are indicative ranges for a private room in a shared flat, before deposit. Confirm the number with the person before you commit to anything.
The older, denser core along Kondhwa Main Road. Lots of 1BHK and 2BHK flats in low-rise buildings, everything walkable including vegetable markets and clinics, and the widest spread of rents. It also has the most crowded lanes, so ask how a two-wheeler actually gets in and out at 9am.
₹6,000 – ₹11,000 / month for a private room
The stretch toward the Katraj-Kondhwa junction and Khadi Machine Chowk. Better buildings with parking and lifts, a decent number of 3BHKs, and the natural home of Squad Mode groups who want to pool for a larger flat. Rents rise noticeably the closer you get to the NIBM side.
₹7,500 – ₹14,000 / month for a private room
Newer construction on the Katraj side, popular with people who work in the Bibwewadi or Katraj belt. Cheaper per bed than Kondhwa Budruk but you are a long way from Magarpatta, and the road is the bottleneck.
₹5,500 – ₹10,000 / month for a private room
Beyond the main junction, toward Undri. Quieter, newer societies, more open space and more construction dust. Best for people willing to own a bike, because auto and bus frequency thins out after dark.
₹6,000 – ₹12,000 / month for a private room
How long it actually takes to get places
| Destination | Typical time |
|---|---|
| Magarpatta / Hadapsar | 25–45 min by two-wheeler via Saswad Road or the Hadapsar side; the cut-through lanes near Khadi Machine Chowk jam badly at peak hour |
| Swargate | 30–50 min by bus or bike down Katraj-Kondhwa Road, mostly stop-start; then Metro Line 1 from Swargate into the city |
| Bibwewadi / Dhankawadi campuses | 15–30 min, quicker if you go against the morning flow |
| Camp / MG Road | 25–45 min via Fatima Nagar, with a slow crossing at the Wanowrie side |
What it actually costs per month in Kondhwa
Rent is the number people compare, and it is rarely the number that decides anything. This is the realistic all-in figure for one person sharing a flat in Kondhwa.
| What you pay | Typical range |
|---|---|
| Room rent (private, shared flat) | ₹6,000 – ₹14,000 |
| Deposit (one-off) | ₹12,000 – ₹28,000 (2 months for flats, 1 month common in PGs) |
| Maintenance & utilities | ₹1,000 – ₹2,500 |
| Food | ₹4,500 – ₹7,000 |
| Local transport | ₹800 – ₹2,200 (two-wheeler fuel or PMPML pass) |
| Realistic monthly total | ₹12,500 – ₹25,000 |
The deposit is the part that catches people out — Pune commonly asks two months up front and some landlords ask more. Read the security deposit guide before you hand anything over, and get the refund terms written on the receipt.
Flatmate, roommate or PG — which one do you actually want?
The words get used interchangeably and they are not the same thing, which matters when you are searching.
- A flatmate shares the flat but has their own room. You split rent and bills, cook or order separately, and keep your own space. This is what most working professionals in Kondhwa mean when they say flatmate.
- A roommate shares the room itself. Cheapest option by a wide margin — often 40 to 50 percent less than a private room — and common among students and first-jobbers who are saving hard.
- A PG gives you a bed with meals and cleaning handled, plus house rules and often a gate timing. Simpler to start, less freedom, and once you split a flat three ways the cost difference usually disappears.
Bunkd covers all three. You set whether you want your own room or are happy sharing one, and the matching works the same way either direction. If a PG is what you are after, the honest PG versus flatshare comparison is worth five minutes before you sign.
When to look
Kondhwa has two rhythms. Student-leaning flats near the Bibwewadi campuses open up in June and July when admissions close, and in May when final-year students leave. The commuter flats follow hiring instead, so batches landing in Magarpatta in January to March and again in July create competition for the same rooms. Because so many owners live in the building or the lane, a room that is marked available on a notice board or through the neighbours often goes before it is listed anywhere.
What to check before you pay anything
- Walk the last hundred metres to the building at night. Some Kondhwa lanes lose street lighting and turn into a single narrow track after 9pm.
- Ask specifically about water. Several older Kausar Baug buildings depend on tankers in summer, and the landlord may not have said so.
- Confirm the exact side of Kondhwa. A flat quoted as Kondhwa might be Yewalewadi, forty minutes from where you work.
- Check whether the society allows bachelors or mixed-gender flat groups; many family-oriented buildings do not, and it comes up after the deposit.
- Ask if the agreement will be registered. Maharashtra requires leave and licence agreements to be registered, and a landlord who refuses is telling you something.
Finding the person, not just the room
Most flatshares fail on lifestyle, not on rent. Bunkd asks the things that actually decide whether living together works — sleep schedule, cleanliness, social battery, guest policy, food preference and your one real dealbreaker — and matches on those. You swipe through people, match when it is mutual, and chat inside the app before anyone shares a phone number.
If you have not found a flat yet, Squad Mode lets you match with other people searching in Kondhwa so you can pool budgets and take a 2BHK or 3BHK together. Splitting a bigger flat is almost always cheaper per person than renting a single room alone — the rent split calculator works out a fair division when the rooms are not the same size.

Common questions
How much is a room for rent in Kondhwa?
A private room in a shared flat is roughly ₹6,000 to ₹14,000 a month. Kausar Baug and the older lanes are cheapest, while the towers close to NIBM Road and Kondhwa Budruk charge the top of that range. A shared room in a flat or PG can be ₹4,000 to ₹7,500.
Is Kondhwa a good area for a bachelor or working professional?
It is a workable value choice, mostly for Magarpatta and Hadapsar jobs. The trade is rough roads, dust and heavy traffic on the main spine. Choose the building and the lane carefully, because the difference between a good and a bad Kondhwa address can be a few hundred metres.
Is Kondhwa safe for women flatmates?
Many women live here, especially near the campuses and the main road. Judge it building by building: check lighting on the approach lane, the security at the gate, and how late the last auto or shared ride runs, since that matters more than the pin code.
Kondhwa or NIBM Road for a shared flat?
NIBM Road has newer towers and better facilities at higher rents, and Kondhwa gives you more options at lower prices. If your budget is under about ₹9,000 for a room, Kondhwa is where you have more choice.
Are there brokerage fees on Bunkd?
None. Bunkd is free to use for people looking for a flatmate and for people with a spare room to fill, with no brokerage taken on any match.
