Flatmates & Roommates in Bavdhan, Pune
Updated 30 Sep 2026
Bavdhan sits on the western lip of Pune, on the hill above the Mumbai–Bengaluru highway, and it sells itself on that position. It is a short ride from Kothrud, Baner and Hinjewadi at once, which is why people who do not yet know where their next job will be often rent here. The trade-off is its topography and its single big junction: Chandni Chowk. Everything that goes in or out of Bavdhan meets there, and the hill roads back up whenever the junction does.
Who lives here
Mid-career professionals splitting three-bedroom flats, people whose jobs alternate between Hinjewadi and the city, and a small cohort of students at the institutes in and around Bavdhan.
Who lives here. People working across west Pune, Hinjewadi and Baner who want a hillside address with a shorter ride to Kothrud. The Suryadatta group’s campus in Bavdhan draws a small student population, and the Chandni Chowk junction has the shops, supermarkets and clinics that make daily life practical.
Where to live, area by area
Rents below are indicative ranges for a private room in a shared flat, before deposit. Confirm the number with the person before you commit to anything.
The larger and more built-up half of the neighbourhood, closer to Chandni Chowk. It has the biggest mix of mid-rise societies, supermarkets and clinics, and the most flats set up for sharing. Rents track Kothrud.
₹9,000 – ₹17,000 / month for a private room
The older part, further up the slope. Smaller buildings, more independent houses converted to rentals, and slightly cheaper rooms. Auto availability drops after dark.
₹8,000 – ₹14,000 / month for a private room
The flats within a few minutes’ walk of the junction. You pay for the connectivity, for buses toward Kothrud and Hinjewadi, and for the noise. Most convenient if you do not own a vehicle.
₹10,000 – ₹17,000 / month for a private room
The southern edge, where Bavdhan runs into the Bhugaon road. Cheaper, newer buildings, and a longer trip to the main road. Best for people with their own transport.
₹7,500 – ₹13,000 / month for a private room
How long it actually takes to get places
| Destination | Typical time |
|---|---|
| Hinjewadi Phase 1 | 30–50 min; via the highway and Wakad bridge, so the bridge sets your time |
| Kothrud / MIT-WPU | 15–25 min; Chandni Chowk to Kothrud is the daily choke |
| Baner Road | 20–30 min via the highway service road or the Pashan link |
| Pune railway station | 45–65 min; leave earlier for morning trains |
What it actually costs per month in Bavdhan
Rent is the number people compare, and it is rarely the number that decides anything. This is the realistic all-in figure for one person sharing a flat in Bavdhan.
| What you pay | Typical range |
|---|---|
| Room rent (private, shared flat) | ₹8,000 – ₹17,000 |
| Deposit (one-off) | ₹16,000 – ₹34,000 |
| Maintenance & utilities | ₹1,500 – ₹3,000 |
| Food | ₹5,000 – ₹8,000 |
| Local transport | ₹1,200 – ₹2,800 (fuel and Chandni Chowk delays) |
| Realistic monthly total | ₹15,000 – ₹30,000 |
The deposit is the part that catches people out — Pune commonly asks two months up front and some landlords ask more. Read the security deposit guide before you hand anything over, and get the refund terms written on the receipt.
Flatmate, roommate or PG — which one do you actually want?
The words get used interchangeably and they are not the same thing, which matters when you are searching.
- A flatmate shares the flat but has their own room. You split rent and bills, cook or order separately, and keep your own space. This is what most working professionals in Bavdhan mean when they say flatmate.
- A roommate shares the room itself. Cheapest option by a wide margin — often 40 to 50 percent less than a private room — and common among students and first-jobbers who are saving hard.
- A PG gives you a bed with meals and cleaning handled, plus house rules and often a gate timing. Simpler to start, less freedom, and once you split a flat three ways the cost difference usually disappears.
Bunkd covers all three. You set whether you want your own room or are happy sharing one, and the matching works the same way either direction. If a PG is what you are after, the honest PG versus flatshare comparison is worth five minutes before you sign.
When to look
Bavdhan follows a corporate rhythm with a small student overlay. January to March sees the strongest movement as new joiners settle and people renew agreements at higher rents. Student demand peaks in June and July around the local institutes. Because the neighbourhood is popular with families, landlords sometimes prefer families, so single tenants and groups find it easier in the middle of the year, when families are less likely to be house-hunting.
What to check before you pay anything
- Test the trip from the flat to Chandni Chowk at 9am and at 6pm, not at noon. It is the single thing that decides whether Bavdhan suits you.
- Ask if the society permits tenants’ flatmates who are not related to each other. Family-oriented societies here sometimes refuse groups.
- Check whether the building is up the slope. Steep lanes make autos and delivery bikes reluctant after dark.
- Ask about water storage and tanker frequency, especially in the higher-elevation buildings.
- Find out whether the rent includes society maintenance and parking. Both vary widely between the Khurd and Budruk sides.
Finding the person, not just the room
Most flatshares fail on lifestyle, not on rent. Bunkd asks the things that actually decide whether living together works — sleep schedule, cleanliness, social battery, guest policy, food preference and your one real dealbreaker — and matches on those. You swipe through people, match when it is mutual, and chat inside the app before anyone shares a phone number.
If you have not found a flat yet, Squad Mode lets you match with other people searching in Bavdhan so you can pool budgets and take a 2BHK or 3BHK together. Splitting a bigger flat is almost always cheaper per person than renting a single room alone — the rent split calculator works out a fair division when the rooms are not the same size.

Common questions
What is the rent for a room in Bavdhan?
A private room in a shared flat is about ₹8,000 to ₹17,000 a month. Bavdhan Budruk and the Bhugaon side are cheaper, and the Chandni Chowk belt and better-finished societies are the most expensive. A shared bedroom comes in around ₹5,500 to ₹9,000.
Is Bavdhan better than Kothrud for flat sharing?
Bavdhan is quieter with more open space, and Kothrud is closer to colleges, markets and buses. If you study at MIT-WPU or Fergusson, Kothrud is simpler. If you work in Hinjewadi or Baner and can ride a vehicle, Bavdhan tends to offer larger flats for the money.
How is the commute from Bavdhan to Hinjewadi?
Typically thirty to fifty minutes, depending mostly on the highway and the Wakad bridge. It is workable with a two-wheeler and tiring with a bus. Metro Line 3 does not pass Bavdhan, so it will not change this directly.
Are there PGs in Bavdhan?
Yes, but fewer than in Kothrud or Wakad. Most are small, aimed at students of nearby institutes and young professionals, at ₹7,500 to ₹14,000 a bed with meals. Flat sharing is the larger market.
Does Bunkd charge for flatmate matches in Bavdhan?
No. It is free to join and chat, and there is no brokerage.
