Flatmates & Roommates in Magarpatta City, Pune
Updated 30 Sep 2026
Magarpatta City is a planned township, not a neighbourhood, and that changes how renting works. Residential clusters, offices, schools, a hospital and shops sit inside one gated campus, so many people can walk or cycle to work. The catch is that you rent from an individual owner inside a society with its own rules, so what you can do as a flatmate depends on the association as much as on the landlord. Rents are the highest in Hadapsar, and shared flats are the way people make the sums work.
Who lives here
Working professionals employed inside Magarpatta Cybercity who want a walkable commute, plus people from Kharadi and Hadapsar offices who want a managed, secure campus.
Who works here. Magarpatta Cybercity and SEZ, Amdocs and other tenants in the Cybercity towers, Amanora Park Town and its mall, and Noble Hospital and the Hadapsar offices immediately outside the gates.
Where to live, area by area
Rents below are indicative ranges for a private room in a shared flat, before deposit. Confirm the number with the person before you commit to anything.
The core. Owners here are often investors renting to IT staff, and 2BHK units are the common shared-flat format. Buildings vary in age, and larger flats tend to cost more per bedroom than those in Hadapsar.
₹11,000 – ₹20,000 / month for a private room
The part of the township nearest to the offices, so the shortest walk. Residential stock is thinner and priced for convenience, and rooms open mostly by word of mouth among colleagues.
₹12,000 – ₹20,000 / month for a private room
A separate large development next door, with its own towers and mall. Well maintained, more amenity-heavy, and marginally cheaper per bedroom than the township core. Common for people who want a gym and a pool.
₹10,000 – ₹19,000 / month for a private room
Outside the gates, and cheaper. Older buildings on the road that runs alongside, a few minutes by two-wheeler from the gate. Not as secure as inside, but often 30 per cent less.
₹7,500 – ₹13,000 / month for a private room
How long it actually takes to get places
| Destination | Typical time |
|---|---|
| Magarpatta Cybercity | 5–15 min on foot or by cycle from inside the township |
| Kharadi / EON IT Park | 25–40 min; the Kharadi Bypass and Mundhwa Road are both slow at 9am |
| Pune railway station | 30–50 min by road |
| Koregaon Park | 20–35 min via Mundhwa Road |
What it actually costs per month in Magarpatta
Rent is the number people compare, and it is rarely the number that decides anything. This is the realistic all-in figure for one person sharing a flat in Magarpatta.
| What you pay | Typical range |
|---|---|
| Room rent (private, shared flat) | ₹9,000 – ₹20,000 |
| Deposit (one-off) | ₹18,000 – ₹40,000 |
| Maintenance & utilities | ₹2,000 – ₹4,000 (maintenance is often separate) |
| Food | ₹5,500 – ₹8,500 |
| Local transport | ₹0 – ₹1,500 (walk, cycle or township shuttle) |
| Realistic monthly total | ₹17,000 – ₹34,000 |
The deposit is the part that catches people out — Pune commonly asks two months up front and some landlords ask more. Read the security deposit guide before you hand anything over, and get the refund terms written on the receipt.
Flatmate, roommate or PG — which one do you actually want?
The words get used interchangeably and they are not the same thing, which matters when you are searching.
- A flatmate shares the flat but has their own room. You split rent and bills, cook or order separately, and keep your own space. This is what most working professionals in Magarpatta mean when they say flatmate.
- A roommate shares the room itself. Cheapest option by a wide margin — often 40 to 50 percent less than a private room — and common among students and first-jobbers who are saving hard.
- A PG gives you a bed with meals and cleaning handled, plus house rules and often a gate timing. Simpler to start, less freedom, and once you split a flat three ways the cost difference usually disappears.
Bunkd covers all three. You set whether you want your own room or are happy sharing one, and the matching works the same way either direction. If a PG is what you are after, the honest PG versus flatshare comparison is worth five minutes before you sign.
When to look
Rooms open on IT onboarding cycles, with tightness in January to March and again in July to September when campus batches join Cybercity employers. Because the township has more owner-occupiers and long-hold investors than most of Pune, flat turnover is lower and rooms are less often on public portals. If you see a decent one listed, it is usually gone within a week.
What to check before you pay anything
- Ask the owner for the society's rules on bachelors and on adding a second tenant to the lease. Township associations can be strict.
- Confirm whether maintenance is included. In many buildings it adds ₹2,000 to ₹4,000 a month.
- Check the gate and visitor rules for guests, delivery agents and two-wheeler parking sticker.
- Ask if the flat is inside the township or only marketed with the Magarpatta name; Magarpatta Road flats outside are not managed by the township.
- Ask about the security of your deposit; investor-owners sometimes change property managers mid-lease.
Finding the person, not just the room
Most flatshares fail on lifestyle, not on rent. Bunkd asks the things that actually decide whether living together works — sleep schedule, cleanliness, social battery, guest policy, food preference and your one real dealbreaker — and matches on those. You swipe through people, match when it is mutual, and chat inside the app before anyone shares a phone number.
If you have not found a flat yet, Squad Mode lets you match with other people searching in Magarpatta so you can pool budgets and take a 2BHK or 3BHK together. Splitting a bigger flat is almost always cheaper per person than renting a single room alone — the rent split calculator works out a fair division when the rooms are not the same size.

Common questions
How much is a room in a shared flat in Magarpatta?
A private room is roughly ₹9,000 to ₹20,000 a month. Inside the township it is at the upper end; the Magarpatta Road and Satav Nagar edge runs about ₹7,500 to ₹13,000. A shared room is typically ₹6,000 to ₹10,000.
Is Magarpatta worth it over Hadapsar?
If you work in Cybercity and value walking to the office, yes. If you are commuting elsewhere you are paying a premium for a campus you are only using to sleep in.
Can I sublet or add a flatmate mid-lease?
Only if the owner and the society allow it. Ask before you sign, and keep it in writing. Registering the leave and licence agreement covers everyone named.
Amanora or Magarpatta for sharing a flat?
Amanora tends to be marginally cheaper per bedroom and has more amenities. Magarpatta is closer to the offices. Choose by your office gate, not the mall.
Is Bunkd free for Magarpatta?
Yes. It is free to sign up and use, and there is no brokerage.
