Flatmates & Roommates in Pashan, Pune
Updated 30 Sep 2026
Pashan has two identities that barely overlap. Around the lake and toward the university it is a research neighbourhood, home to scientists, doctoral students and defence-lab staff who live in older buildings and rent by the year. Along the Pashan–Sus Road it is a newer, greener strip of mid-rise societies that people choose because it is quieter than Baner and cheaper than Aundh. Both types of tenant want a calm street and a landlord who does not rush them.
Who lives here
Research scholars, postdocs and lab staff from the science institutes, working professionals who prefer a green, low-traffic street to a nightlife area, and people relocating from Baner to save money.
Institutions nearby. IISER Pune, the CSIR–National Chemical Laboratory, the Armament Research and Development Establishment, and the campus and departments of Savitribai Phule Pune University a short ride toward Ganeshkhind. Aundh and Baner offices are the other major draws.
Where to live, area by area
Rents below are indicative ranges for a private room in a shared flat, before deposit. Confirm the number with the person before you commit to anything.
The established core, with a lake, a walking track and an old market. Buildings here are older, rents are moderate, and the flats are usually let to people who intend to stay. The most stable pocket in Pashan.
₹8,000 – ₹14,000 / month for a private room
A compact residential lane cluster close to the main road toward the university and Aundh. Walkable to shops and a short auto to the Baner boundary. Popular with scholars who do not want to pay Baner prices.
₹8,000 – ₹13,500 / month for a private room
The road toward Sus, lined with mid-rise societies and a growing row of cafes and small offices. Newer buildings, more three-bedroom apartments, and the slowest stretch at school hours.
₹9,000 – ₹16,000 / month for a private room
The end that meets Baner. Slightly higher rents, quicker access to Baner Road and the Hinjewadi highway, and more traffic at the junctions.
₹10,000 – ₹16,000 / month for a private room
How long it actually takes to get places
| Destination | Typical time |
|---|---|
| IISER Pune / NCL | 5–15 min from most of Pashan, on foot or by two-wheeler for the nearest lanes |
| Baner Road | 10–20 min; the link road bunches up in the evening |
| Hinjewadi Phase 1 | 35–55 min via Baner and the highway; more at peak |
| Pune railway station | 40–60 min through Aundh, University Road and Shivajinagar |
What it actually costs per month in Pashan
Rent is the number people compare, and it is rarely the number that decides anything. This is the realistic all-in figure for one person sharing a flat in Pashan.
| What you pay | Typical range |
|---|---|
| Room rent (private, shared flat) | ₹8,000 – ₹16,000 |
| Deposit (one-off) | ₹16,000 – ₹32,000 |
| Maintenance & utilities | ₹1,500 – ₹3,000 |
| Food | ₹5,000 – ₹8,000 |
| Local transport | ₹800 – ₹2,500 (two-wheeler; bus is thin on the Sus side) |
| Realistic monthly total | ₹14,000 – ₹28,000 |
The deposit is the part that catches people out — Pune commonly asks two months up front and some landlords ask more. Read the security deposit guide before you hand anything over, and get the refund terms written on the receipt.
Flatmate, roommate or PG — which one do you actually want?
The words get used interchangeably and they are not the same thing, which matters when you are searching.
- A flatmate shares the flat but has their own room. You split rent and bills, cook or order separately, and keep your own space. This is what most working professionals in Pashan mean when they say flatmate.
- A roommate shares the room itself. Cheapest option by a wide margin — often 40 to 50 percent less than a private room — and common among students and first-jobbers who are saving hard.
- A PG gives you a bed with meals and cleaning handled, plus house rules and often a gate timing. Simpler to start, less freedom, and once you split a flat three ways the cost difference usually disappears.
Bunkd covers all three. You set whether you want your own room or are happy sharing one, and the matching works the same way either direction. If a PG is what you are after, the honest PG versus flatshare comparison is worth five minutes before you sign.
When to look
Pashan follows the research calendar more than the corporate one. Doctoral and postdoc cohorts arrive around July and August, and short-term project staff turn over throughout the year, so rooms open with little pattern. The Sus Road side has a more corporate rhythm, with January and June stronger. Because so many scholars want long tenancies, landlords here often prefer an eleven-month agreement with a stable, quiet tenant over the highest bidder.
What to check before you pay anything
- Ask whether the flat is on the lake side or the Sus Road side. They are different neighbourhoods with different commutes.
- Some lanes near the lake and the hill side get mosquitoes in the monsoon. Ask the current tenants, or visit at dusk.
- Bus frequency is thin along the Sus stretch. If you do not own a two-wheeler, check the last auto or app-cab pickup time.
- Ask about water. Parts of Pashan Sus Road rely on tanker top-ups in summer, and older buildings near the lake vary by lane.
- If you are a researcher, confirm that the landlord accepts an institute letter in place of an employer letter. Not all of them do.
Finding the person, not just the room
Most flatshares fail on lifestyle, not on rent. Bunkd asks the things that actually decide whether living together works — sleep schedule, cleanliness, social battery, guest policy, food preference and your one real dealbreaker — and matches on those. You swipe through people, match when it is mutual, and chat inside the app before anyone shares a phone number.
If you have not found a flat yet, Squad Mode lets you match with other people searching in Pashan so you can pool budgets and take a 2BHK or 3BHK together. Splitting a bigger flat is almost always cheaper per person than renting a single room alone — the rent split calculator works out a fair division when the rooms are not the same size.

Common questions
How much is a room in a shared flat in Pashan?
A private room runs roughly ₹8,000 to ₹16,000 a month. The older lake side and Sutarwadi lanes sit at the lower end, the Sus Road societies and the Baner boundary at the top. A shared bedroom is usually ₹5,500 to ₹9,000.
Is Pashan a good place for IISER or NCL students?
It is the natural choice, since IISER and NCL are in Pashan itself. Many students share a two-bedroom flat in the lanes off the main road so they can walk or cycle to the lab, especially late at night.
Is Pashan cheaper than Baner?
Generally yes, by a couple of thousand rupees for a comparable room, and you get quieter streets. The trade is that there are fewer restaurants and cafes, and evening options are limited outside the Sus Road stretch.
Is there a PG option in Pashan?
Yes, mostly small PGs for students and researchers, typically ₹7,000 to ₹13,000 a bed with meals. The supply is smaller than in Kothrud or Wakad, so shared flats are the more reliable route.
Is Bunkd free to use in Pashan?
Yes. It is free to sign up, swipe, match and chat, and there is no brokerage on any room.
