Flatmates & Roommates on NIBM Road, Pune
Updated 30 Sep 2026
NIBM Road takes its name from the National Institute of Bank Management campus and has become the aspirational address of south-east Pune. It is a stretch of gated townships, newer towers and wider roads, built for people who work at Magarpatta, Kharadi or Hadapsar and want a building with a lift, a guard and a gym. That polish costs more than Kondhwa next door. The flats are mostly 2BHK and 3BHK, which suits groups who split a whole unit rather than one room. Some people chase the road's greenery and low density, others simply the parking.
Who lives here
Mid-career IT and finance professionals, many of them already in their late twenties, plus small friend groups splitting a 3BHK, and a few postgraduate students who can afford the gated lifestyle.
What anchors demand. The National Institute of Bank Management campus, the gated townships along the road, and the daily flow of professionals to Magarpatta Cybercity, Amanora and the Hadapsar business belt. Schools and hospitals in the surrounding lanes keep family tenants in the area.
Where to live, area by area
Rents below are indicative ranges for a private room in a shared flat, before deposit. Confirm the number with the person before you commit to anything.
The oldest stretch with the best road, close to the institute and to the schools. Buildings tend to be older than the newer townships, but they are well kept and rooms turn over slowly. A safe place to start if you want quiet and a predictable landlord.
₹8,000 – ₹15,000 / month for a private room
The strip connecting NIBM to Wanowrie. Very convenient for the Camp and Wanowrie markets and for the Ghorpadi side. Fewer big townships and more independent apartment blocks, with a wider price range as a result.
₹8,000 – ₹16,000 / month for a private room
Just off NIBM Road, a rapidly built-up pocket of new apartments and mid-rises. Cheaper than the campus side, with lots of 2BHK stock that suits two or three flatmates. Roads inside the pocket are still uneven in places.
₹7,000 – ₹13,000 / month for a private room
The outer end, where township prices give way to cheaper new-build flats. You gain space and lose about fifteen minutes each way. Reasonable if you have your own vehicle and work near Undri or Hadapsar.
₹7,000 – ₹12,000 / month for a private room
How long it actually takes to get places
| Destination | Typical time |
|---|---|
| Magarpatta Cybercity | 25–40 min via Hadapsar or the Kondhwa link; the Saswad Road junction and the railway crossing near Hadapsar are the usual delays |
| Kharadi / EON IT Park | 45–70 min across the city; expect the higher figure at 9am, when the Magarpatta approach is full |
| Camp / Pune station | 30–50 min via Salunke Vihar; Pune station is then a cab, not a train ride |
| Swargate | 40–60 min via Katraj-Kondhwa Road, congested at both ends |
What it actually costs per month in NIBM Road
Rent is the number people compare, and it is rarely the number that decides anything. This is the realistic all-in figure for one person sharing a flat in NIBM Road.
| What you pay | Typical range |
|---|---|
| Room rent (private, shared flat) | ₹7,500 – ₹17,000 |
| Deposit (one-off) | ₹15,000 – ₹34,000 |
| Maintenance & utilities | ₹1,800 – ₹3,500 (higher in gated townships) |
| Food | ₹5,000 – ₹8,000 |
| Local transport | ₹1,000 – ₹2,500 |
| Realistic monthly total | ₹15,500 – ₹30,000 |
The deposit is the part that catches people out — Pune commonly asks two months up front and some landlords ask more. Read the security deposit guide before you hand anything over, and get the refund terms written on the receipt.
Flatmate, roommate or PG — which one do you actually want?
The words get used interchangeably and they are not the same thing, which matters when you are searching.
- A flatmate shares the flat but has their own room. You split rent and bills, cook or order separately, and keep your own space. This is what most working professionals in NIBM Road mean when they say flatmate.
- A roommate shares the room itself. Cheapest option by a wide margin — often 40 to 50 percent less than a private room — and common among students and first-jobbers who are saving hard.
- A PG gives you a bed with meals and cleaning handled, plus house rules and often a gate timing. Simpler to start, less freedom, and once you split a flat three ways the cost difference usually disappears.
Bunkd covers all three. You set whether you want your own room or are happy sharing one, and the matching works the same way either direction. If a PG is what you are after, the honest PG versus flatshare comparison is worth five minutes before you sign.
When to look
NIBM Road follows the corporate calendar. Rooms open on appraisal cycles in April and May, and again around July when a new batch of laterals joins. There is very little academic seasonality. Since most of the flats are held by investor owners rather than families in residence, landlords are used to short vacancies and will negotiate on the deposit or the move-in date if you find a flatmate to share the unit. Shared flats are slower to fill in December, which is when a small discount is easiest to get.
What to check before you pay anything
- Ask whether maintenance and the society amenity fee are in the rent. On the gated townships this can add ₹1,500 to ₹3,000 a month.
- Confirm who is responsible for parking. A covered slot for a second vehicle can be a separate charge or simply unavailable.
- Read the tenant-count rule. Several NIBM societies limit how many unrelated adults can live in one flat and check it at the gate.
- Test the commute at the hour you will actually travel. A Sunday viewing tells you nothing about the Hadapsar approach at 9am.
- Check the water source for the exact building. Newer towers here usually have a good supply, but the lower-cost blocks in Mohammadwadi have been known to rely on tankers.
Finding the person, not just the room
Most flatshares fail on lifestyle, not on rent. Bunkd asks the things that actually decide whether living together works — sleep schedule, cleanliness, social battery, guest policy, food preference and your one real dealbreaker — and matches on those. You swipe through people, match when it is mutual, and chat inside the app before anyone shares a phone number.
If you have not found a flat yet, Squad Mode lets you match with other people searching in NIBM Road so you can pool budgets and take a 2BHK or 3BHK together. Splitting a bigger flat is almost always cheaper per person than renting a single room alone — the rent split calculator works out a fair division when the rooms are not the same size.

Common questions
How much is a room in a shared flat on NIBM Road?
A private room usually costs ₹7,500 to ₹17,000 a month, depending on whether the building is a township with amenities or a plain apartment block. Splitting a 3BHK three ways commonly works out cheaper than a single room in a comparable Kothrud building.
Is NIBM Road a good place if I work at Magarpatta?
It is one of the most popular choices, since you get a decent building and a commute of roughly 25 to 40 minutes. The catch is the traffic around Hadapsar. If a walk or cycle to work matters, Magarpatta itself or Hadapsar is closer but noisier.
What is the difference between NIBM Road and Kondhwa?
They share a boundary. NIBM Road is newer and tidier, with gated societies and higher rents. Kondhwa is denser, older and cheaper, with more variety in what you can find. Many people start in Kondhwa and move to NIBM once income rises.
Can I find a flatmate before I have a flat?
Yes. Squad Mode lets you match with other people looking in the same belt, agree a budget and then search for a 2BHK or 3BHK together. That works especially well here, where the stock is built for shared units.
Are there brokerage fees on Bunkd?
None. Bunkd is free for people looking for a flat or flatmate and for people with a room to fill, and it does not take brokerage on any match.
