- Sign up. Phone-verify, snap a photo, pick "Host" as your role.
- Add your room. 3-5 photos of the room + common areas, monthly rent, furnishing status, available-from date, your society/building name.
- Set the lifestyle filters. Sleep schedule (early bird vs night owl), cleanliness level, food preference, guest policy, social vibe. This is what we match on — pick honestly.
- You appear in hunter feeds. Anyone hunting for a room in your area within their rent budget sees your card.
- You see only mutual matches. When a hunter swipes right on you, they show up in your Likes tab. Swipe right back → match → in-app chat unlocks.

What makes a great room listing
Photos that actually convert
- 3-5 photos minimum. Listings with fewer than 3 photos get 70% less right-swipes than 5+ photos. This is true on every dating-style app and Bunkd is no exception.
- Daylight only. Open the curtains, shoot in natural light. Yellow tungsten light makes rooms look smaller and yellower than they are.
- Wide angles. Shoot from the doorway, not standing inside the room. Phone's "wide" lens (if available) is your friend.
- Include the bathroom + common area. Hunters' #1 anxiety is "what's the actual setup like." Show it.
- No clutter, no faces. Make the bed, clear the desk, put away the laundry. Don't photograph other current flatmates without their consent.
A bio that filters the right matches
Don't write "looking for a chill flatmate to share my 2BHK." Write the things that make YOU specific:
- "South-facing room with attached bathroom, walking distance to BMRCL"
- "Pet-friendly flat, I work-from-home Tue/Thu, kitchen is fully stocked"
- "Looking for a working professional, not students — quiet evenings"
- "Vegetarian household. Eggs are fine, no meat cooking in the flat please"
The more specific you are, the fewer wasted matches you get. Filter ruthlessly upfront — you save hours of awkward "actually this won't work" chats later.
Price it right
Check 3-5 similar listings on NoBroker, MagicBricks, or 99acres for the same area + furnishing + bedroom type. Bunkd hunters are price-sensitive (mostly students and early-career professionals) so being 10-15% under market gets you 2-3x more swipes. If you're not in a rush, list at market and wait.
Safety + legal stuff hosts should know
- Always sign a rental agreement. Even with the most trustworthy-seeming flatmate. Free template here.
- Police verification. Most Indian cities (Bangalore, Mumbai, Delhi, Pune) require landlords to do tenant police verification. Forms are available at your local station or via state police websites.
- Security deposit. Standard is 2 months in metros, sometimes 1 month for shorter stays. See our security deposit guide for what's enforceable in your state.
- Tax on rental income. If your room rental income exceeds ₹2.5L/year, you may need to file it under "Income from House Property" or "Income from Other Sources." Consult a CA — Bunkd doesn't give tax advice.
- Block + report. If a matched user becomes problematic, block them from the chat. They can't message you or see your profile again. Reports go to our review queue.

Are the hunters verified?
Every profile is phone-verified. Many also complete email verification. One account per phone number.
Do I have to share my full address publicly?
No. Your card shows only society/building name + area. Exact address is never displayed.
What if the flatmate turns out to be a bad fit?
Bunkd matches people; the rental agreement is between you two. Always include a 1-month notice clause (standard in India) so either side can exit cleanly.
Can I list multiple rooms or PG beds?
