Rent Out a Room in Noida
Noida's advantage as a host is that the metro genuinely works here. If you're within walking distance of a Blue or Aqua Line station, that's your headline — it widens your pool well beyond people who work in your immediate sector.
What's your room actually worth?
What rooms are going for across Noida. Indicative ranges, not a live index.
| Where in Noida | Private room | Shared room |
|---|---|---|
| Sector 62 and 63 | ₹9,000 – ₹16,000 | ₹6,500 – ₹10,000 |
| Sectors 15, 18, 27 and 29 | ₹10,000 – ₹18,000 | ₹7,000 – ₹11,000 |
| Sectors 125 to 137 and Expressway | ₹8,500 – ₹15,000 | ₹6,000 – ₹9,500 |
| Sectors 45, 50 and 76 to 78 | ₹7,500 – ₹13,000 | ₹5,500 – ₹8,500 |
Say your nearest metro station and the actual walk in minutes. It's the single most useful detail you can give and most listings leave it out.
Who you'll actually get
Noida splits between the IT belt and the colleges.
The core market. Steady jobs, want a short commute, generally undemanding as flatmates.
Concentrated around the Expressway sectors. Younger, often in groups, and parents are frequently involved in the decision.
Sector 16A. Irregular hours, which suits some households and not others.
Comparing directly. Lean into what Noida does better — planning, metro, space for the money.
How long will it take to fill?
One to three weeks. Noida's housing stock is large and well planned, so there's more supply than Gurgaon — which means you should expect to compete a bit harder on presentation. Listing in July or August catches the student intake if that's a market you want.
What this costs you
Nothing. There's no listing fee, no commission, and no brokerage. You put the room up, you see who's interested, you pick. If nobody suits you, you don't have to say yes to any of them.
Compare that to a broker in Noida, who'll typically take a month's rent from the tenant and sometimes from you as well — and who'll send you whoever turns up first, because their incentive is closing the deal, not matching you well.
How it works, start to finish
- Put the room up. Photos, rent, deposit, the area, and what the room actually includes. Takes about five minutes.
- Say who you're after. Sleep schedule, cleanliness, guests, food, smoking — the things that actually decide whether living together works.
- Swipe. You see people looking in Noida. Right if they'd fit, left if they wouldn't. They're doing the same on your room.
- Match, then chat. When you both swipe right, chat opens in the app. Your number stays private until you decide to share it.
- Meet before you hand over keys. Coffee, then a viewing. Take your time — you're the one who has to live with this.
What you'll actually take home in a year
Rent per month is the number everyone quotes. What matters is what's left after a year, and the thing that eats it isn't maintenance — it's the months the room sits empty.
| Scenario | Room at ₹12,000/month |
|---|---|
| 12 months occupied | ₹1,44,000 |
| 11 months (one month's gap between tenants) | ₹1,32,000 |
| 10 months (two months' gap, or one bad match) | ₹1,20,000 |
| Minus a broker's fee, if you'd used one | −₹12,000, roughly |
Two empty months costs you more than any rent increase will earn you. That's the real argument for listing early and choosing well — a flatmate who stays two years is worth far more than one who pays ₹1,000 extra and leaves in four months.
The paperwork you actually need
You don't need a lawyer, but you do need things written down. At minimum:
- A written agreement. Rent, deposit, notice period, who pays for what, and the house rules on guests, smoking and food. In Uttar Pradesh agreements of 11 months are standard; anything longer should be registered.
- A dated deposit receipt with the refund terms on it. Most deposit disputes come down to nothing being written at the start.
- ID and address proof — an Aadhaar or passport copy, plus something linking them to their job or college.
- Police verification if your society requires it. Many do, and it takes a couple of weeks, so start it early.
- A meter reading on move-in day, photographed. Saves an argument later about who ran up what.
Our rental agreement template covers the basics in plain language, and the deposit guide explains what's normal and what to document.
How to check someone is who they say they are
Every Bunkd profile is phone-verified, which stops throwaway accounts, but it isn't a background check. Before you hand over keys:
- Video call before you meet. It takes two minutes and tells you a surprising amount.
- Ask where they work or study, then ask something specific about it. Genuine answers come easily.
- Meet somewhere public first, then at the flat. Not the other way round.
- If they're pushing hard to skip the meeting and pay immediately, that's the signal to slow down.
- Trust the mismatch. If something feels off in the chat, it will not improve once they've moved in.
You can block anyone instantly and report a profile for anything that looks wrong — every report gets reviewed and stays anonymous. The safety guide has the full list of things worth checking.
What to watch out for
- Give the sector number and the nearest metro station. Both, every time.
- Be clear about power backup charges — high-rises bill DG usage separately and it adds up.
- Many societies want police verification and a registered agreement. Say so upfront.
- For Expressway sectors, be honest about last-mile transport at night. It matters to people and it's often poor.
- If you'd rather not rent to students, set that filter rather than turning people away after a viewing.
Common questions
What can I charge for a room in Noida?
Roughly ₹7,500 to ₹18,000 depending on sector. Central sectors 15 to 29 top the range; Sectors 45, 50 and 76 to 78 are the value end.
Is Bunkd free for hosts?
Yes, entirely. No listing fee and no commission.
Noida or Gurgaon — where will my room fill faster?
Gurgaon has more corporate demand and higher rents. Noida has more supply, so presentation matters more. Both fill within a few weeks at a sensible price.
Should I rent to students?
Amity and JIIT students are a large, reliable market, though parents are usually involved and they'll want documentation. Entirely your call — Bunkd lets you filter.
What should go in the agreement?
Rent, deposit, notice period, who pays for what, and house rules on guests and smoking. Our template covers the essentials.
