Rent Out a Room in Powai
Powai is one of the few Mumbai neighbourhoods where people genuinely want to live rather than just tolerate — which means you're competing on the flat itself, not just the commute. Photos matter more here than almost anywhere.
What's your room actually worth?
What rooms are going for across Powai. Indicative ranges rather than a live index.
| Where in Powai | Private room | Shared room |
|---|---|---|
| Hiranandani Gardens | ₹22,000 – ₹35,000 | ₹14,000 – ₹19,000 |
| Powai Plaza and Lake Homes | ₹18,000 – ₹28,000 | ₹12,000 – ₹16,000 |
| Chandivali | ₹13,000 – ₹21,000 | ₹9,000 – ₹13,000 |
| IIT Bombay Market and Paspoli | ₹12,000 – ₹20,000 | ₹8,500 – ₹12,500 |
Hiranandani maintenance is a real monthly number and people will ask. Quote the all-in figure rather than the base rent — it saves an awkward conversation later.
Who you'll actually get
Powai splits fairly evenly between the campus and the corporate park.
Long stays, quiet, often keeping late lab hours. If you're a light sleeper, ask about schedules.
Startups and corporates around the lake. Walk to work, which is why they're paying Powai rents.
More common here than most areas. They tend to want a whole flat rather than a room.
They researched Powai specifically. They'll ask about the building, the lake, the amenities — not just the rent.
How long will it take to fill?
Two to four weeks. Powai's stock is tighter than Andheri's and the rents filter out a lot of people, so it's slower — but the people who do come through are usually serious and well-matched.
What this costs you
Nothing. There's no listing fee, no commission, and no brokerage. You put the room up, you see who's interested, you pick. If nobody suits you, you don't have to say yes to any of them.
Compare that to a broker in Powai, who'll typically take a month's rent from the tenant and sometimes from you as well — and who'll send you whoever turns up first, because their incentive is closing the deal, not matching you well.
How it works, start to finish
- Put the room up. Photos, rent, deposit, the area, and what the room actually includes. Takes about five minutes.
- Say who you're after. Sleep schedule, cleanliness, guests, food, smoking — the things that actually decide whether living together works.
- Swipe. You see people looking in Powai. Right if they'd fit, left if they wouldn't. They're doing the same on your room.
- Match, then chat. When you both swipe right, chat opens in the app. Your number stays private until you decide to share it.
- Meet before you hand over keys. Coffee, then a viewing. Take your time — you're the one who has to live with this.
What you'll actually take home in a year
Rent per month is the number everyone quotes. What matters is what's left after a year, and the thing that eats it isn't maintenance — it's the months the room sits empty.
| Scenario | Room at ₹22,000/month |
|---|---|
| 12 months occupied | ₹2,64,000 |
| 11 months (one month's gap between tenants) | ₹2,42,000 |
| 10 months (two months' gap, or one bad match) | ₹2,20,000 |
| Minus a broker's fee, if you'd used one | −₹22,000, roughly |
Two empty months costs you more than any rent increase will earn you. That's the real argument for listing early and choosing well — a flatmate who stays two years is worth far more than one who pays ₹1,000 extra and leaves in four months.
The paperwork you actually need
You don't need a lawyer, but you do need things written down. At minimum:
- A written agreement. Rent, deposit, notice period, who pays for what, and the house rules on guests, smoking and food. In Maharashtra a leave-and-licence agreement must be registered — this is enforced more strictly in Mumbai than elsewhere.
- A dated deposit receipt with the refund terms on it. Most deposit disputes come down to nothing being written at the start.
- ID and address proof — an Aadhaar or passport copy, plus something linking them to their job or college.
- Police verification if your society requires it. Many do, and it takes a couple of weeks, so start it early.
- A meter reading on move-in day, photographed. Saves an argument later about who ran up what.
Our rental agreement template covers the basics in plain language, and the deposit guide explains what's normal and what to document.
How to check someone is who they say they are
Every Bunkd profile is phone-verified, which stops throwaway accounts, but it isn't a background check. Before you hand over keys:
- Video call before you meet. It takes two minutes and tells you a surprising amount.
- Ask where they work or study, then ask something specific about it. Genuine answers come easily.
- Meet somewhere public first, then at the flat. Not the other way round.
- If they're pushing hard to skip the meeting and pay immediately, that's the signal to slow down.
- Trust the mismatch. If something feels off in the chat, it will not improve once they've moved in.
You can block anyone instantly and report a profile for anything that looks wrong — every report gets reviewed and stays anonymous. The safety guide has the full list of things worth checking.
What to watch out for
- Quote the all-in number including Hiranandani maintenance. It's often ₹3,000 to ₹6,000 and people notice.
- Check your society's rules on bachelor tenants and on lease documentation before listing.
- Say whether parking is included. It's charged separately in most Hiranandani buildings.
- If you're near IIT, mention which gate and the actual walk. Scholars care about this specifically.
- Photograph the building and common areas. In Powai people are partly buying the complex, not just the flat.
Common questions
What's a room in Powai worth?
Between ₹12,000 and ₹35,000 depending on the pocket. Hiranandani Gardens tops the range; Chandivali and the IIT market side are the value end.
Is there any cost to list?
No. It's free to list, free to match, and there's no commission.
Why is Powai slower to fill than Andheri?
Higher rents and a smaller pool. But turnover is lower too — Powai tenants tend to stay, so you'll be doing this less often.
Can I rent to a research scholar on a stipend?
Plenty of hosts do. Ask for an institute letter rather than a salary slip, and consider being flexible on the deposit — it's the main obstacle for scholars.
Should I let the whole flat instead?
If you don't live there, letting a 2BHK or 3BHK whole to a formed group is usually simpler in Powai. Squad Mode means groups arrive pre-formed.
