Rent Out a Room in Koramangala
You've got a spare room in the most in-demand neighbourhood in Bengaluru. Good news: it'll go fast. The question is whether you end up with someone you actually want in your kitchen at 8am — and that's mostly down to how you choose, not how quickly you list.
What's your room actually worth?
Here's roughly what people are paying in Koramangala right now. These are indicative ranges, not a live index, so treat them as a starting point rather than a quote.
| Where in Koramangala | Private room | Shared room |
|---|---|---|
| 5th and 6th Block | ₹16,000 – ₹26,000 | ₹11,000 – ₹15,000 |
| 1st, 7th and 8th Block | ₹14,000 – ₹22,000 | ₹9,500 – ₹13,000 |
| 4th Block and Jakkasandra | ₹13,000 – ₹21,000 | ₹9,000 – ₹12,500 |
| Ejipura and the Vivek Nagar edge | ₹9,000 – ₹15,000 | ₹7,000 – ₹10,000 |
If your place is walkable to 80 Feet Road or Forum, you're at the top of that band. If it's a fourth floor with no lift, knock a couple of thousand off — people do notice.
Who you'll actually get
Koramangala pulls a fairly specific crowd, which is worth knowing before you set your filters.
The bulk of it. Mid-twenties to mid-thirties, working somewhere within a ten-minute ride, and usually looking because a flatmate moved cities.
Work-from-home more often than average. Worth thinking about if you're also home during the day — it can be great or it can be a problem.
Hosur Road is right there. Younger, tighter budgets, and often looking to share a room rather than take one alone.
They'll ask more questions and want to see the place properly. That's a good sign, not a nuisance.
How long will it take to fill?
Koramangala is the fastest-moving market in the city. A well-photographed room at a sensible rent usually gets interest within a day or two, and most hosts here are choosing between people rather than waiting for one. Which means you can afford to be picky — and you should be, because the difference between a good flatmate and a bad one is a year of your life.
What this costs you
Nothing. There's no listing fee, no commission, and no brokerage. You put the room up, you see who's interested, you pick. If nobody suits you, you don't have to say yes to any of them.
Compare that to a broker in Koramangala, who'll typically take a month's rent from the tenant and sometimes from you as well — and who'll send you whoever turns up first, because their incentive is closing the deal, not matching you well.
How it works, start to finish
- Put the room up. Photos, rent, deposit, the area, and what the room actually includes. Takes about five minutes.
- Say who you're after. Sleep schedule, cleanliness, guests, food, smoking — the things that actually decide whether living together works.
- Swipe. You see people looking in Koramangala. Right if they'd fit, left if they wouldn't. They're doing the same on your room.
- Match, then chat. When you both swipe right, chat opens in the app. Your number stays private until you decide to share it.
- Meet before you hand over keys. Coffee, then a viewing. Take your time — you're the one who has to live with this.
What you'll actually take home in a year
Rent per month is the number everyone quotes. What matters is what's left after a year, and the thing that eats it isn't maintenance — it's the months the room sits empty.
| Scenario | Room at ₹16,000/month |
|---|---|
| 12 months occupied | ₹1,92,000 |
| 11 months (one month's gap between tenants) | ₹1,76,000 |
| 10 months (two months' gap, or one bad match) | ₹1,60,000 |
| Minus a broker's fee, if you'd used one | −₹16,000, roughly |
Two empty months costs you more than any rent increase will earn you. That's the real argument for listing early and choosing well — a flatmate who stays two years is worth far more than one who pays ₹1,000 extra and leaves in four months.
The paperwork you actually need
You don't need a lawyer, but you do need things written down. At minimum:
- A written agreement. Rent, deposit, notice period, who pays for what, and the house rules on guests, smoking and food. In Karnataka an agreement over 11 months should be registered; most hosts use 11-month agreements to avoid it.
- A dated deposit receipt with the refund terms on it. Most deposit disputes come down to nothing being written at the start.
- ID and address proof — an Aadhaar or passport copy, plus something linking them to their job or college.
- Police verification if your society requires it. Many do, and it takes a couple of weeks, so start it early.
- A meter reading on move-in day, photographed. Saves an argument later about who ran up what.
Our rental agreement template covers the basics in plain language, and the deposit guide explains what's normal and what to document.
How to check someone is who they say they are
Every Bunkd profile is phone-verified, which stops throwaway accounts, but it isn't a background check. Before you hand over keys:
- Video call before you meet. It takes two minutes and tells you a surprising amount.
- Ask where they work or study, then ask something specific about it. Genuine answers come easily.
- Meet somewhere public first, then at the flat. Not the other way round.
- If they're pushing hard to skip the meeting and pay immediately, that's the signal to slow down.
- Trust the mismatch. If something feels off in the chat, it will not improve once they've moved in.
You can block anyone instantly and report a profile for anything that looks wrong — every report gets reviewed and stays anonymous. The safety guide has the full list of things worth checking.
What to watch out for
- Don't lead with the rent. Lead with what the flat's actually like to live in — people in Koramangala have options and they're choosing on fit.
- Take photos in daylight, including the bathroom. Rooms without a bathroom photo get skipped.
- Be upfront about the deposit. Ten months is still asked here and it's the single biggest reason people drop out late.
- Say clearly whether it's veg-only, whether guests are fine, and what your stance on smoking is. Discovering that mismatch in month two is how flatshares end badly.
- If there are existing flatmates, get them on the call. They're going to live with this person too.
Common questions
How much can I charge for a room in Koramangala?
Between ₹9,000 and ₹26,000 a month depending on which block and what the room's like. 5th and 6th Block are the top of the range; the Ejipura edge is the most affordable. Furnished, attached bathroom, and a lift all push you up.
Does Bunkd charge me anything to list?
No. Listing is free, matching is free, and there's no commission when someone moves in. We don't take a cut of your rent.
Can I choose who moves in?
That's the whole point. You see profiles, you swipe, and nothing happens unless you both swipe right. You're never sent a stranger and asked to say yes.
How fast will my room fill in Koramangala?
Usually days rather than weeks if the rent is sensible. That's the good problem — it means you can wait for someone who actually fits rather than taking the first person.
What if it doesn't work out with the person?
Meet before you commit, and put the basics in writing — rent, deposit, notice period, guest rules. Our rental agreement template covers the essentials.
