Andheri is the busiest flatshare market in Mumbai, so filling the room isn't your problem — the deposit is. Five to six months is what stops most people, and being flexible there will get you a much better choice of flatmate than dropping the rent would.

Who you'll actually get
Andheri gets the widest mix of anywhere in Mumbai.
Irregular hours, often freelance. Great flatmates for some households and a poor fit for others — worth being honest with yourself.
Regular hours, steady income, want a short commute more than a nice neighbourhood.
Shift work and odd hours. If you're a light sleeper, filter for it. If you're not, they're often ideal — barely there.
Andheri is where most people land first. They'll need more hand-holding on the deposit and the paperwork.
How long will it take to fill?
Usually days. Andheri has constant demand and people arriving in Mumbai every week. Your constraint isn't finding someone — it's finding someone who can actually put down five months' deposit, which is a much smaller group.
What this costs you
Nothing. There's no listing fee, no commission, and no brokerage. You put the room up, you see who's interested, you pick. If nobody suits you, you don't have to say yes to any of them.
Compare that to a broker in Andheri, who'll typically take a month's rent from the tenant and sometimes from you as well — and who'll send you whoever turns up first, because their incentive is closing the deal, not matching you well.
How it works, start to finish
- Put the room up. Photos, rent, deposit, the area, and what the room actually includes. Takes about five minutes.
- Say who you're after. Sleep schedule, cleanliness, guests, food, smoking — the things that actually decide whether living together works.
- Swipe. You see people looking in Andheri. Right if they'd fit, left if they wouldn't. They're doing the same on your room.

What you'll actually take home in a year
Rent per month is the number everyone quotes. What matters is what's left after a year, and the thing that eats it isn't maintenance — it's the months the room sits empty.

Two empty months costs you more than any rent increase will earn you. That's the real argument for listing early and choosing well — a flatmate who stays two years is worth far more than one who pays ₹1,000 extra and leaves in four months.
The paperwork you actually need
You don't need a lawyer, but you do need things written down. At minimum:
- A written agreement. Rent, deposit, notice period, who pays for what, and the house rules on guests, smoking and food. In Maharashtra a leave-and-licence agreement must be registered — this is enforced more strictly in Mumbai than elsewhere.
- A dated deposit receipt with the refund terms on it. Most deposit disputes come down to nothing being written at the start.
- ID and address proof — an Aadhaar or passport copy, plus something linking them to their job or college.
- Police verification if your society requires it. Many do, and it takes a couple of weeks, so start it early.
- A meter reading on move-in day, photographed. Saves an argument later about who ran up what.

How to check someone is who they say they are

- Video call before you meet. It takes two minutes and tells you a surprising amount.
- Ask where they work or study, then ask something specific about it. Genuine answers come easily.
- Meet somewhere public first, then at the flat. Not the other way round.
- If they're pushing hard to skip the meeting and pay immediately, that's the signal to slow down.
- Trust the mismatch. If something feels off in the chat, it will not improve once they've moved in.

What to watch out for
- Lead with East or West and the nearest station. It's the first filter everyone applies.
- Be upfront about the deposit. If you can take three or four months instead of six, say so — it'll widen your pool more than any other single thing.
- Check whether your society actually permits bachelor tenants before you list. Many Andheri societies don't and it's better to know now.
- Say what the water timing is. Fixed morning supply is normal here but people want to know.
- If it's a partitioned room rather than a proper one, say so. People find out at the viewing anyway.
