Rent Out a Room in Gachibowli
Gachibowli gives you an unusually good mix to choose from — Financial District professionals on one side, IIIT-H and ISB people on the other. That's a genuine advantage if you're particular about who you live with, because you're not stuck with a single type.
What's your room actually worth?
What rooms are going for around Gachibowli. Indicative ranges, not a live index.
| Where in Gachibowli | Private room | Shared room |
|---|---|---|
| Gachibowli core and DLF | ₹11,000 – ₹19,000 | ₹7,500 – ₹11,000 |
| Nallagandla | ₹9,000 – ₹15,000 | ₹6,500 – ₹9,500 |
| Gopanpally and Tellapur | ₹7,500 – ₹13,000 | ₹5,500 – ₹8,500 |
| Serilingampally and Lingampally | ₹7,000 – ₹12,000 | ₹5,000 – ₹8,000 |
Which side of the ORR you're on changes the Financial District commute noticeably, and people looking here know that. Say it plainly and you'll get better-matched enquiries.
Who you'll actually get
Two distinct groups look here, and they want different things.
Amazon, Wells Fargo, Deloitte, the DLF towers. Good incomes, predictable hours, and generally happy to pay for a decent flat.
IIIT-H, ISB and the University of Hyderabad are all right here. Quieter, longer stays, and often keeping odd lab hours.
The gated communities suit this well. If you're letting a whole flat, this is the market.
Arriving for a new job, often sight-unseen. They'll want a video walkthrough — worth offering.
How long will it take to fill?
One to three weeks typically. Corporate hiring keeps things moving all year with a first-quarter peak, and the university intake adds a second wave around June and July. It's a steadier market than Madhapur, so you have a bit more time to choose.
What this costs you
Nothing. There's no listing fee, no commission, and no brokerage. You put the room up, you see who's interested, you pick. If nobody suits you, you don't have to say yes to any of them.
Compare that to a broker in Gachibowli, who'll typically take a month's rent from the tenant and sometimes from you as well — and who'll send you whoever turns up first, because their incentive is closing the deal, not matching you well.
How it works, start to finish
- Put the room up. Photos, rent, deposit, the area, and what the room actually includes. Takes about five minutes.
- Say who you're after. Sleep schedule, cleanliness, guests, food, smoking — the things that actually decide whether living together works.
- Swipe. You see people looking in Gachibowli. Right if they'd fit, left if they wouldn't. They're doing the same on your room.
- Match, then chat. When you both swipe right, chat opens in the app. Your number stays private until you decide to share it.
- Meet before you hand over keys. Coffee, then a viewing. Take your time — you're the one who has to live with this.
What you'll actually take home in a year
Rent per month is the number everyone quotes. What matters is what's left after a year, and the thing that eats it isn't maintenance — it's the months the room sits empty.
| Scenario | Room at ₹12,000/month |
|---|---|
| 12 months occupied | ₹1,44,000 |
| 11 months (one month's gap between tenants) | ₹1,32,000 |
| 10 months (two months' gap, or one bad match) | ₹1,20,000 |
| Minus a broker's fee, if you'd used one | −₹12,000, roughly |
Two empty months costs you more than any rent increase will earn you. That's the real argument for listing early and choosing well — a flatmate who stays two years is worth far more than one who pays ₹1,000 extra and leaves in four months.
The paperwork you actually need
You don't need a lawyer, but you do need things written down. At minimum:
- A written agreement. Rent, deposit, notice period, who pays for what, and the house rules on guests, smoking and food. In Telangana an agreement over 11 months should be registered; 11-month terms are the norm for that reason.
- A dated deposit receipt with the refund terms on it. Most deposit disputes come down to nothing being written at the start.
- ID and address proof — an Aadhaar or passport copy, plus something linking them to their job or college.
- Police verification if your society requires it. Many do, and it takes a couple of weeks, so start it early.
- A meter reading on move-in day, photographed. Saves an argument later about who ran up what.
Our rental agreement template covers the basics in plain language, and the deposit guide explains what's normal and what to document.
How to check someone is who they say they are
Every Bunkd profile is phone-verified, which stops throwaway accounts, but it isn't a background check. Before you hand over keys:
- Video call before you meet. It takes two minutes and tells you a surprising amount.
- Ask where they work or study, then ask something specific about it. Genuine answers come easily.
- Meet somewhere public first, then at the flat. Not the other way round.
- If they're pushing hard to skip the meeting and pay immediately, that's the signal to slow down.
- Trust the mismatch. If something feels off in the chat, it will not improve once they've moved in.
You can block anyone instantly and report a profile for anything that looks wrong — every report gets reviewed and stays anonymous. The safety guide has the full list of things worth checking.
What to watch out for
- Say which side of the ORR you're on. It's the commute question everyone asks.
- The whole belt is borewell and tanker dependent. Be honest about summer water and what it costs.
- Gated communities often want a registered agreement and police verification per occupant — flag it early so nobody's surprised.
- If you'd rather not rent to students, say so upfront rather than filtering people out after they've viewed.
- Mention whether maintenance is included. In the DLF-side towers it's ₹2,500 to ₹4,500 and it changes the real number.
Common questions
What can I charge in Gachibowli?
Roughly ₹7,000 to ₹19,000 for a private room depending on the pocket. The Gachibowli core and DLF side top the range; Serilingampally and Gopanpally are cheaper.
Is listing free?
Yes, entirely. No listing fee, no commission, and no brokerage.
Should I rent to students or working professionals?
Both work. Students and researchers tend to stay longer and are quieter; professionals pay more and turn over faster. Bunkd lets you filter either way.
How do I handle someone relocating from another city?
Offer a video walkthrough and be clear about the deposit. Most people relocating are perfectly reasonable — they just can't view in person.
Can I stop the listing once I've found someone?
Yes, any time. Take it down and you stop getting enquiries immediately.
