Rent Out a Room in Gurgaon
In Gurgaon the sector number does most of the selling. People looking here are calculating one thing — how long it takes to get through the Cyber City gate at 9am — and if you can answer that honestly in your first line, you'll skip half the usual back-and-forth.
What's your room actually worth?
What rooms are going for across Gurgaon. Indicative ranges rather than a live index.
| Where in Gurgaon | Private room | Shared room |
|---|---|---|
| DLF Phase 1 to 5 and Cyber City | ₹14,000 – ₹24,000 | ₹9,500 – ₹14,000 |
| Sushant Lok and Sector 43 | ₹12,000 – ₹20,000 | ₹8,500 – ₹12,500 |
| Sectors 45, 46, 47 and 49 | ₹9,000 – ₹16,000 | ₹6,500 – ₹10,000 |
| Sohna Road and Sectors 48 to 57 | ₹10,000 – ₹18,000 | ₹7,000 – ₹11,000 |
Power backup is the thing Gurgaon renters actually worry about. If yours covers the flat properly and the DG charges are reasonable, say so — it's worth more than an extra bathroom.
Who you'll actually get
Gurgaon is corporate almost end to end.
Deloitte, EY, KPMG, American Express. Good incomes, long hours, barely home. Often ideal flatmates for that reason.
Google, Microsoft and the larger product offices. Similar profile, slightly younger.
Very common in Gurgaon. If you're letting a floor rather than a room, formed groups are much less hassle.
Arriving from another city, often before they've seen the place. Offer a video walkthrough.
How long will it take to fill?
One to three weeks, faster in January to March when hiring peaks. Gurgaon's builder-floor stock means whole units come up more often than single rooms — so if you're letting a floor, you're competing with a lot of similar listings and photos genuinely decide it.
What this costs you
Nothing. There's no listing fee, no commission, and no brokerage. You put the room up, you see who's interested, you pick. If nobody suits you, you don't have to say yes to any of them.
Compare that to a broker in Gurgaon, who'll typically take a month's rent from the tenant and sometimes from you as well — and who'll send you whoever turns up first, because their incentive is closing the deal, not matching you well.
How it works, start to finish
- Put the room up. Photos, rent, deposit, the area, and what the room actually includes. Takes about five minutes.
- Say who you're after. Sleep schedule, cleanliness, guests, food, smoking — the things that actually decide whether living together works.
- Swipe. You see people looking in Gurgaon. Right if they'd fit, left if they wouldn't. They're doing the same on your room.
- Match, then chat. When you both swipe right, chat opens in the app. Your number stays private until you decide to share it.
- Meet before you hand over keys. Coffee, then a viewing. Take your time — you're the one who has to live with this.
What you'll actually take home in a year
Rent per month is the number everyone quotes. What matters is what's left after a year, and the thing that eats it isn't maintenance — it's the months the room sits empty.
| Scenario | Room at ₹15,000/month |
|---|---|
| 12 months occupied | ₹1,80,000 |
| 11 months (one month's gap between tenants) | ₹1,65,000 |
| 10 months (two months' gap, or one bad match) | ₹1,50,000 |
| Minus a broker's fee, if you'd used one | −₹15,000, roughly |
Two empty months costs you more than any rent increase will earn you. That's the real argument for listing early and choosing well — a flatmate who stays two years is worth far more than one who pays ₹1,000 extra and leaves in four months.
The paperwork you actually need
You don't need a lawyer, but you do need things written down. At minimum:
- A written agreement. Rent, deposit, notice period, who pays for what, and the house rules on guests, smoking and food. In Haryana agreements of 11 months are standard; anything longer should be registered.
- A dated deposit receipt with the refund terms on it. Most deposit disputes come down to nothing being written at the start.
- ID and address proof — an Aadhaar or passport copy, plus something linking them to their job or college.
- Police verification if your society requires it. Many do, and it takes a couple of weeks, so start it early.
- A meter reading on move-in day, photographed. Saves an argument later about who ran up what.
Our rental agreement template covers the basics in plain language, and the deposit guide explains what's normal and what to document.
How to check someone is who they say they are
Every Bunkd profile is phone-verified, which stops throwaway accounts, but it isn't a background check. Before you hand over keys:
- Video call before you meet. It takes two minutes and tells you a surprising amount.
- Ask where they work or study, then ask something specific about it. Genuine answers come easily.
- Meet somewhere public first, then at the flat. Not the other way round.
- If they're pushing hard to skip the meeting and pay immediately, that's the signal to slow down.
- Trust the mismatch. If something feels off in the chat, it will not improve once they've moved in.
You can block anyone instantly and report a profile for anything that looks wrong — every report gets reviewed and stays anonymous. The safety guide has the full list of things worth checking.
What to watch out for
- Lead with the sector number, not the area name. It's the only address that predicts a commute here.
- Be specific about power backup and what DG usage costs. It can add thousands a month and people have been caught out.
- Say what the water arrangement is — most of Gurgaon is borewell and tanker.
- If it's a builder floor with no lift or security, say so. People find out at the viewing.
- Confirm whether maintenance is included in a condominium. It's a real number.
Common questions
What can I charge for a room in Gurgaon?
Roughly ₹9,000 to ₹24,000 depending on sector. DLF Phases and Cyber City top the range; Sectors 45 to 49 are the value belt.
Is listing free?
Yes. No listing fee, no commission, no brokerage. Gurgaon brokers typically take a month's rent — we take nothing.
Should I let the whole floor or individual rooms?
If you don't live there, letting the whole floor to a formed group is usually less work. If you do, letting rooms lets you choose who you share with.
How do I compete with all the similar listings?
Photos and honesty about the commute. Most Gurgaon listings are vague about both, so being specific stands out immediately.
What paperwork do I need?
A written agreement covering rent, deposit, notice period and house rules at minimum. Our rental agreement template is a reasonable starting point.
