Rooms, PG & Flatmates Near ISBT, Dehradun
Updated 30 Sep 2026
The Inter State Bus Terminal is where most people first meet Dehradun, and the lanes around it are where a lot of them end up renting. It is not a pretty market. It is a working one, on the Saharanpur Road side close to Clement Town, with buses at your door, a railway station within a short ride, and rents that sit a notch under Rajpur Road. People take rooms here for the transport link and the price, and put up with the noise, the dust and the traffic that come with both.
Who lives here
Students who want a cheap base close to Graphic Era, people who travel home to Delhi, Haridwar or Saharanpur every few weekends, and first-job workers whose office is anywhere on the Saharanpur or Haridwar road.
What keeps demand here. The ISBT itself, with its constant flow of intercity buses; Graphic Era and Graphic Era Hill in Clement Town on the same side of the valley; the Saharanpur Road commercial strip; and small offices, coaching centres and shops that employ people from the bus-stand lanes.
Where to live, area by area
Rents below are indicative ranges for a private room in a shared flat, before deposit. Confirm the number with the person before you commit to anything.
Rooms within a few minutes of the bus stand are the noisiest and the most transient. Rents are lowest here and much of the stock is small, so ask to see it at night as well as in the afternoon before you commit to a month.
₹3,500 – ₹6,500 / month for a private room
A dense old settlement on the Clement Town side. Lanes are narrow, shops are everywhere and rooms are mostly in owner-occupied houses. Good if you want a walk to Bell Road, less good if your landlord expects a long tenant history.
₹4,000 – ₹7,500 / month for a private room
The residential band running toward the railway line. Slightly larger rooms, more independent floors and a bit more quiet once you are two lanes off the main road. Autos and shared vikrams run constantly.
₹4,500 – ₹8,500 / month for a private room
The end most Graphic Era students prefer. Buildings are purpose-built for renting, the price is higher and the walk to campus is short, which is the whole trade.
₹5,000 – ₹9,500 / month for a private room
How long it actually takes to get places
| Destination | Typical time |
|---|---|
| Graphic Era, Bell Road | 10–20 min by auto or scooter; longer at the morning campus rush |
| Dehradun railway station | 15–30 min; the city-side stretch clogs in the evening |
| Clock Tower / Rajpur Road | 25–40 min depending on the Ballupur and Saharanpur Chowk queues |
| Doon University, Kedarpur | 25–40 min; about 7 km by road according to the university's own travel note |
What it actually costs per month in ISBT
Rent is the number people compare, and it is rarely the number that decides anything. This is the realistic all-in figure for one person sharing a flat in ISBT.
| What you pay | Typical range |
|---|---|
| Room rent (private, shared flat) | ₹4,000 – ₹9,000 |
| Deposit (one-off) | ₹4,000 – ₹18,000 (1–2 months) |
| Maintenance & utilities | ₹600 – ₹1,500 |
| Food | included in most PGs; ₹3,500 – ₹5,500 if self-catering |
| Local transport | ₹300 – ₹1,200 |
| Realistic monthly total | ₹8,000 – ₹16,000 |
Uttarakhand deposits are the gentlest of anywhere Bunkd operates — one to two months is normal and many PG owners ask for one. Read the security deposit guide before you hand anything over, and get the refund terms written on the receipt.
Flatmate, roommate or PG — which one do you actually want?
The words get used interchangeably and they are not the same thing, which matters when you are searching.
- A flatmate shares the flat but has their own room. You split rent and bills, cook or order separately, and keep your own space. This is what most working professionals in ISBT mean when they say flatmate.
- A roommate shares the room itself. Cheapest option by a wide margin — often 40 to 50 percent less than a private room — and common among students and first-jobbers who are saving hard.
- A PG gives you a bed with meals and cleaning handled, plus house rules and often a gate timing. Simpler to start, less freedom, and once you split a flat three ways the cost difference usually disappears.
Bunkd covers all three. You set whether you want your own room or are happy sharing one, and the matching works the same way either direction. If a PG is what you are after, the honest PG versus flatshare comparison is worth five minutes before you sign.
When to look
The academic wave lands from late June to August, when the Clement Town-facing lanes fill first and the ISBT side takes the overflow. That makes September and October the softer months, when landlords with an empty room will negotiate a little. Working tenants turn over year round because the area is transient. The one predictable slow patch is winter, when few people want a cold ground-floor room beside a main road.
What to check before you pay anything
- Visit at night. Buses arrive and leave through the small hours and a room that is silent at 3 pm can be unusable at 1 am.
- Check where the bathroom and water tank are. Several older houses around the terminal share one bathroom between two floors.
- Ask about tenant verification. Uttarakhand Police requires it, and owners near a bus terminal are usually strict about it.
- Look at the lane in the rain. Low parts of Majra and Ajabpur hold water after a heavy monsoon shower.
- Get the deposit and notice period written on the receipt. Transient areas have the most disputes about both.
Finding the person, not just the room
Most flatshares fail on lifestyle, not on rent. Bunkd asks the things that actually decide whether living together works — sleep schedule, cleanliness, social battery, guest policy, food preference and your one real dealbreaker — and matches on those. You swipe through people, match when it is mutual, and chat inside the app before anyone shares a phone number.
If you have not found a flat yet, Squad Mode lets you match with other people searching in ISBT so you can pool budgets and take a 2BHK or 3BHK together. Splitting a bigger flat is almost always cheaper per person than renting a single room alone — the rent split calculator works out a fair division when the rooms are not the same size.

Common questions
How much is a room near ISBT Dehradun?
A single room in a shared house is typically ₹4,000 to ₹8,500 a month, and a PG bed with meals sits around the same band. Rooms in Bell Road-facing buildings run higher, up to about ₹9,500. Listings here are thinner than in Rajpur Road, so treat any range as approximate.
Is it a good area to live in?
It is convenient rather than pleasant. You get buses, autos and a quick ride to Clement Town, and you pay for it in noise and traffic. Two lanes back from the main road is a very different experience, so look at where the room actually sits.
Can I find a PG near ISBT for girls?
Some PGs near Clement Town accept only women, but the immediate bus-stand lanes are mostly mixed or male. Ask about gate timings, CCTV and who else lives in the building before paying anything.
How far is ISBT from Graphic Era?
Ten to twenty minutes by auto or scooter, depending on the time of day. It is a short ride rather than a walk, so factor in a daily auto fare or fuel if you live on this side.
Does Bunkd charge for finding a room near ISBT?
No. Bunkd is free to use and takes no brokerage. You swipe, match with another seeker or a host, chat, and agree the terms directly.
