Clement Town is unusual among Dehradun localities in that its rental market is driven by one dominant institution sitting inside it. Graphic Era's main campus is on Bell Road, within Clement Town itself, and with a student body in the thousands it sets the rhythm of the entire area — rents, room availability, even when the market moves.
The second thing that shapes Clement Town is administrative. This is a Cantonment Board area, not part of Dehradun Municipal Corporation. In practice that generally means better-maintained roads, more regulated construction, and a visible administrative presence — but also different rules for property use and trade licences than the rest of the city. It is worth knowing if you are dealing with a landlord about anything structural.
Third, location. Clement Town sits on the ISBT side of Dehradun rather than the Rajpur Road side. If you travel home often — to Delhi, Haridwar, Saharanpur or anywhere down the highway — that is a genuine weekly convenience that Rajpur Road or Sahastradhara Road simply cannot match.
