Why Clement Town is Dehradun's densest student pocket

Clement Town is unusual among Dehradun localities in that its rental market is driven by one dominant institution sitting inside it. Graphic Era's main campus is on Bell Road, within Clement Town itself, and with a student body in the thousands it sets the rhythm of the entire area — rents, room availability, even when the market moves.

The second thing that shapes Clement Town is administrative. This is a Cantonment Board area, not part of Dehradun Municipal Corporation. In practice that generally means better-maintained roads, more regulated construction, and a visible administrative presence — but also different rules for property use and trade licences than the rest of the city. It is worth knowing if you are dealing with a landlord about anything structural.

Third, location. Clement Town sits on the ISBT side of Dehradun rather than the Rajpur Road side. If you travel home often — to Delhi, Haridwar, Saharanpur or anywhere down the highway — that is a genuine weekly convenience that Rajpur Road or Sahastradhara Road simply cannot match.

And it is a distinctive place to live. Mindrolling Monastery, with one of the largest Buddhist stupas in India, is here, alongside a long-established Tibetan settlement. The area has a different texture from the rest of Dehradun, and the food is a genuine perk.

Where to live in and around Clement Town

Bell Road and the immediate campus belt

The closest you can be to Graphic Era, and priced accordingly. Best if you have early lectures or late lab hours and want to walk. Rooms here go first, usually well before the session begins, and the ones left late tend to be the ones nobody else wanted.

Inner Clement Town — the Cantonment residential blocks

Quieter, more residential, still walkable to campus. Independent houses with a room or two let out are common here, which often means better space than a purpose-built PG at a similar price. Suits students who want somewhere calm to study.

Near Mindrolling Monastery and the Tibetan colony

A distinctive pocket with its own character and some of the best food in Dehradun. Reasonable rents, a settled residential feel, and popular with students who would rather not live in a purely student block.

Towards ISBT and Majra

Cheaper, busier and better connected for anyone who travels frequently. Slightly further from campus, so factor in an auto or a two-wheeler. Good value if proximity to the highway matters more to you than proximity to the lecture hall.

Mothrowala and Bharuwala Grant

On the outer edge, quieter and noticeably cheaper. Best if you have your own transport and want space — a full 1 BHK here can cost what a single room costs on Bell Road.

Shimla Bypass Road side

Well connected toward Selaqui and the industrial belt. Suits working professionals more than students, and tenancies here tend to run longer.

What rent to expect in Clement Town

Indicative ranges for planning, not quotes. Rents move sharply with the academic calendar and with distance from Bell Road. Always confirm whether electricity and water are included before agreeing anything.

Two people splitting a 2 BHK usually beats two PG beds on cost, space and freedom — the reason most students do not is simply that finding the right second person is harder than signing a PG form. That is the specific problem Bunkd exists to solve.

Because a single institution dominates, Clement Town's rental market moves in a wave rather than continuously. Rooms near Bell Road are largely taken in the weeks before a session starts, and what remains afterwards is a thinner, worse-priced selection.

If you are arriving for a new session, start looking three to four weeks out. If you are already here and thinking about moving, the best time to look is before everyone else does — mid-session, when almost nobody is searching and landlords with a vacancy are far more willing to negotiate.

What to check before you commit

Water and power backup. Ask directly, and ask specifically what happens in summer. This is the most common regret among students who chose on price alone.

Gate timings. Many Clement Town PGs run a closing time. If you have late labs, evening work or you simply keep late hours, get the actual policy in writing rather than a verbal "it's flexible".

What the rent includes. Electricity, water, Wi-Fi, meals, laundry. Ambiguity here is where disputes start.

The walk home after dark. Do it once before you sign. Street lighting varies considerably between blocks.

Food, if it is a PG with meals. Ask to see a week's menu. Meals are the single biggest quality difference between two PGs at the same price.
