The commute is the whole decision

UPES is different from every other Dehradun university in one respect that determines everything else: the campuses are properly outside the city. Bidholi and Kandoli sit on the Prem Nagar side, and the run into Clock Tower takes considerably longer at peak hours than the map distance suggests.

That single fact creates a genuine trade-off, and it is worth thinking about before you sign anything rather than after.

Living near campus means you walk or take a short shuttle, and you get your mornings back. The costs are real though: the area is quiet, food and shopping options are thin, supply is limited, and because everyone wants to be close, rents near Bidholi are high for what you actually get — often more than better rooms in the city.

Living in the city — Prem Nagar, Ballupur, Kaulagarh or further in — is cheaper, livelier, and you are near actual restaurants, gyms and people who are not on your course. The cost is a daily commute on a road that is slow when everyone is travelling at once.

The pattern most UPES students follow is worth knowing: near campus in first year, into town from second year, once they know the city and have friends with a scooter. If you already know you want a life outside campus, you can skip that first step.

Where to live

Bidholi

Closest to the main campus. Walkable, and the default for first years. Limited supply and priced accordingly. Book early — this pocket empties well before the session starts.

Kandoli

Near the second campus, similar in character to Bidholi. Quiet, campus-oriented, and a little cheaper. Check which campus your programme actually runs from before committing, because the two are not walking distance from each other.

Prem Nagar

The practical middle ground. A proper local market, food, shops and much better value than Bidholi, with a manageable ride to campus. If Bidholi feels expensive and empty, look here first.

Nanda Ki Chowki and Sudhowala

Cheaper again, further out along the same road. Sensible if you have a two-wheeler and want space.

Ballupur and Kaulagarh

Properly in the city. Best food, best social life, lowest rent per square foot of the options here — and the longest commute. Popular with senior students who have worked out that they spend more time off campus than on it.

Indicative ranges for planning, not quotes. Campus-adjacent rents carry a scarcity premium — the same money goes noticeably further two kilometres out. Confirm whether electricity and water are included.

Sharing a flat is the biggest saving available to UPES students, precisely because campus-adjacent PG rents are inflated. Three people in a 2 BHK in Ballupur will each pay less than one PG bed in Bidholi, with a kitchen and no gate timing.

What to check before you pay

Which campus your programme is on. Bidholi and Kandoli are not interchangeable, and a room that is walkable to one is not walkable to the other. Confirm before you sign.

Shuttle timings and the last one back. If you rely on campus transport, know when it stops — this decides whether you can stay late for project work.

Never pay a deposit before seeing the room. Advance UPI requests from someone you have not met should end the conversation.
