What it actually costs per month in Gurgaon

Rent is the number people compare, and it is rarely the number that decides anything. This is the realistic all-in figure for one person sharing a flat in Gurgaon.

NCR deposits are the gentlest of the big metros — one to two months is normal in Delhi proper, though Gurgaon societies often ask two to three. Read the security deposit guide before you hand anything over, and get the refund terms written on the receipt.

Flatmate, roommate or PG — which one do you actually want?

The words get used interchangeably and they are not the same thing, which matters when you are searching.

• A flatmate shares the flat but has their own room. You split rent and bills, cook or order separately, and keep your own space. This is what most working professionals in Gurgaon mean when they say flatmate.
• A roommate shares the room itself. Cheapest option by a wide margin — often 40 to 50 percent less than a private room — and common among students and first-jobbers who are saving hard.
• A PG gives you a bed with meals and cleaning handled, plus house rules and often a gate timing. Simpler to start, less freedom, and once you split a flat three ways the cost difference usually disappears.

When to look

Corporate hiring drives the market, tightest between January and March and again around July. Gurgaon's builder-floor stock means whole flats come up more often than single rooms, so forming a group and taking a floor is frequently better value than joining an existing share.

What to check before you pay anything

• Confirm the sector number, not the area name. In Gurgaon the sector is the address that matters.
• Ask about power backup and what it costs. Gurgaon's grid is unreliable and DG charges can be substantial.
• Check water supply — much of Gurgaon runs on borewell and tanker, and it is worse in summer.
• Confirm whether maintenance is included in the condominium towers; it is a real monthly number.
• Independent builder floors often have no lift and no security. See the building, not just the flat.
