A 2BHK in Clement Town split three ways is ₹3,000 to ₹5,000 a head — less than a shared PG bed, with a kitchen and nobody locking the gate at ten. The catch is finding two people you can live with, which is what Squad Mode exists for.
What the headline price leaves out
The quoted rate is rarely what you pay. In Dehradun specifically:

Realistic all-in for a student in the Clement Town belt: ₹8,000 to ₹17,000 a month including rent, food, bills and local transport. Mothrowala and Majra sit at the bottom of that; Bell Road and Rajpur Road at the top.
What each price point actually gets you
Ranges are only useful if you know what sits at each end of them. In the Clement Town belt, roughly:
A bed in a room of three, older building, two meals, shared bathroom. Fine for a first year on a budget, cramped for a full degree.
Your own room or a twin-share in a decent building, two meals, usually an attached or shared-between-two bathroom. Where most students land.
Single room, attached bathroom, newer building, walking distance to the gate, better mess. The Bell Road standard.
Either Rajpur Road, or a serviced set-up aimed at working professionals rather than students. Rare in Clement Town and usually not worth it for a student.
Negotiating, which people forget they can do
Dehradun PG rates are not fixed prices, and owners expect a conversation. What actually moves the number:
- Paying quarterly or half-yearly up front. The single biggest lever — commonly worth ₹500 to ₹1,000 a month off, and often waives the deposit entirely.
- Booking in April. Same room, ₹1,000 to ₹2,000 a month cheaper than the July rate, because the owner has empty months to fill.
- Taking a room nobody wants. Ground floor, no balcony, facing the road. If you do not care, it is a genuine discount.
- Bringing a friend. Two confirmed tenants at once is worth more to an owner than one, and they will price accordingly.
- Staying a second year. Renewal rates are almost always below new-tenant rates. Ask before you assume the increase is fixed.
What does not move the number: turning up in the second week of July and asking nicely.
When to book, and what it saves
Dehradun prices move on the admission calendar more sharply than most cities, because the student population arrives in one wave.

Booking in April rather than July is worth ₹12,000 to ₹24,000 over a year for the same room. It is the easiest saving available and almost nobody takes it.
