Dehradun PG & Room Prices, 2026

The most common thing people search about Dehradun accommodation is the price, and almost nobody publishes one. So here is the whole city, area by area, with what the number actually includes and what gets added on later.

PG with meals, by area

Monthly rate for a bed in a PG, meals included. The single-room column is your own room; shared is two or three to a room, which is what most first-years actually take.

Renting a room or a flat instead

If you'd rather have a kitchen and no gate timing, these are the whole-property numbers. Split between two or three people they beat a PG bed on both cost and space.

3 BHK₹13,000 – ₹20,000₹18,000 – ₹30,000₹11,000 – ₹17,000

A 2BHK in Clement Town split three ways is ₹3,000 to ₹5,000 a head — less than a shared PG bed, with a kitchen and nobody locking the gate at ten. The catch is finding two people you can live with, which is what Squad Mode exists for.

What the headline price leaves out

The quoted rate is rarely what you pay. In Dehradun specifically:

ExtraTypicalAsk about it because…
Electricity₹400 – ₹1,500/moVery often billed separately, and spikes in May–June
Winter heating / geyser₹300 – ₹900/moDecember to February. Some old buildings have neither
Laundry₹300 – ₹700/moRarely included in the meal rate
Deposit0 – 1 monthGentlest in India. Some owners waive it for quarterly payment
Wi-Fi₹0 – ₹500/moIncluded on paper, unusable during exam weeks in some buildings

Realistic all-in for a student in the Clement Town belt: ₹8,000 to ₹17,000 a month including rent, food, bills and local transport. Mothrowala and Majra sit at the bottom of that; Bell Road and Rajpur Road at the top.

What each price point actually gets you

Ranges are only useful if you know what sits at each end of them. In the Clement Town belt, roughly:

₹3,000 – ₹4,500

A bed in a room of three, older building, two meals, shared bathroom. Fine for a first year on a budget, cramped for a full degree.

₹5,000 – ₹7,000

Your own room or a twin-share in a decent building, two meals, usually an attached or shared-between-two bathroom. Where most students land.

₹7,000 – ₹10,000

Single room, attached bathroom, newer building, walking distance to the gate, better mess. The Bell Road standard.

₹10,000+

Either Rajpur Road, or a serviced set-up aimed at working professionals rather than students. Rare in Clement Town and usually not worth it for a student.

Negotiating, which people forget they can do

Dehradun PG rates are not fixed prices, and owners expect a conversation. What actually moves the number:

What does not move the number: turning up in the second week of July and asking nicely.

When to book, and what it saves

Dehradun prices move on the admission calendar more sharply than most cities, because the student population arrives in one wave.

WhenWhat the market looks like
March – AprilQuiet. Best rates, full choice, owners will negotiate.
May – JuneResults land. Bell Road starts going. Rates firm up.
Late June – JulyThe crush. Same room commonly ₹1,000–₹2,000 more. Campus lanes gone.
August onwardChoosing from leftovers, mostly Mothrowala and Majra.

Booking in April rather than July is worth ₹12,000 to ₹24,000 over a year for the same room. It is the easiest saving available and almost nobody takes it.

How these numbers were put together

Common questions

How much is a PG in Dehradun per month?

₹4,000 to ₹10,000 for a single room with meals, depending on the area. Bell Road near Graphic Era is the priciest student belt; Majra and Mothrowala are the cheapest. A shared room runs ₹3,000 to ₹5,500.

What is the cheapest area for students in Dehradun?

Majra, Mothrowala and Bharuwala Grant, at ₹4,000 to ₹8,000 for a single room with meals. You'll want a scooter.

Is renting a flat cheaper than a PG?

Split three ways, clearly yes. A 2BHK in Clement Town works out at ₹3,000 to ₹5,000 per person, below a shared PG bed, with a kitchen and no curfew.

How much is the deposit in Dehradun?

One month is normal and some owners ask for none if you pay quarterly. It is the gentlest deposit market of any city Bunkd operates in — Mumbai asks five to six.

When are Dehradun room prices lowest?

March and April, before the admission wave. The same room typically costs ₹1,000 to ₹2,000 a month more if you book it in July.
