Rooms, PG & Flatmates in Sudhowala, Dehradun
Updated 30 Sep 2026
Sudhowala is a spread-out residential area on the Chakrata Road side, and its rental market looks different from the campus villages around it. Listings here are dominated by large independent houses and three- and four-bedroom builder floors, and property sites show almost no PG or single-room inventory. That is the opening for flatmates: a three-bedroom house that rents for a family-sized sum becomes affordable when three people split it. Sudhowala is about two to three kilometres from Prem Nagar, so you can live in space and quiet and still reach the Prem Nagar market and the UPES share-autos, but you will not find the ready-made PG crowd of Bidholi.
Who lives here
Groups of friends taking a whole house, working couples, staff of nearby institutes, and students who want a real kitchen and a room of their own rather than a PG bunk.
Institutions and employers nearby. Government Girls Polytechnic in Sudhowala itself, Uttaranchal University and Subharti polytechnic in Prem Nagar, and UPES further out. Employment mostly sits along the Paonta highway toward Selaqui rather than in Sudhowala.
Where to live, area by area
Rents below are indicative ranges for a private room in a shared flat, before deposit. Confirm the number with the person before you commit to anything.
The frontage along the road has the shops, the transport and most of the commercial premises. Rooms and floors above shops are the easiest to find and the noisiest. Suits someone who needs the road and does not mind traffic noise.
₹4,500 – ₹8,000 / month for a private room
The quieter residential lanes where independent houses sit on their own plots. A floor or a room in a house shared with the landlord's family is typical, and rules tend to be family-style: visitors, timings, cooking. Good value if the house is right.
₹4,000 – ₹7,500 / month for a private room
The side that connects with Prem Nagar, roughly three kilometres away. More PG stock, more students, and better share-auto access. Rents are slightly higher and lanes busier, but you can walk to a bazaar on foot on a good day.
₹4,500 – ₹8,500 / month for a private room
Jhajra is only around two kilometres beyond, and the boundary is blurry. Newer floors and a little more open land, with a longer wait for transport in the evening. The cheapest end of Sudhowala.
₹4,000 – ₹7,500 / month for a private room
How long it actually takes to get places
| Destination | Typical time |
|---|---|
| Prem Nagar bazaar and Uttaranchal University | 10–20 min by scooter or share-auto; roughly 3 km |
| UPES Bidholi / Kandoli | 35–55 min via Prem Nagar; you will need two changes of vehicle without a bike |
| Dehradun Clock Tower | 35–60 min; the Chakrata Road and Ballupur stretch clogs at 9am and 6pm |
| Selaqui industrial area | 35–55 min, mostly along the highway west; traffic heavy near the SIDCUL shift changes |
What it actually costs per month in Sudhowala
Rent is the number people compare, and it is rarely the number that decides anything. This is the realistic all-in figure for one person sharing a flat in Sudhowala.
| What you pay | Typical range |
|---|---|
| Room rent (private, shared flat) | ₹4,000 – ₹8,000 |
| Deposit (one-off) | ₹4,000 – ₹16,000 (1–2 months) |
| Maintenance & utilities | ₹500 – ₹1,300 |
| Food | included in most PGs; ₹3,200 – ₹5,200 if self-catering |
| Local transport | ₹600 – ₹2,000 |
| Realistic monthly total | ₹8,000 – ₹14,000 |
Uttarakhand deposits are the gentlest of anywhere Bunkd operates — one to two months is normal and many PG owners ask for one. Read the security deposit guide before you hand anything over, and get the refund terms written on the receipt.
Flatmate, roommate or PG — which one do you actually want?
The words get used interchangeably and they are not the same thing, which matters when you are searching.
- A flatmate shares the flat but has their own room. You split rent and bills, cook or order separately, and keep your own space. This is what most working professionals in Sudhowala mean when they say flatmate.
- A roommate shares the room itself. Cheapest option by a wide margin — often 40 to 50 percent less than a private room — and common among students and first-jobbers who are saving hard.
- A PG gives you a bed with meals and cleaning handled, plus house rules and often a gate timing. Simpler to start, less freedom, and once you split a flat three ways the cost difference usually disappears.
Bunkd covers all three. You set whether you want your own room or are happy sharing one, and the matching works the same way either direction. If a PG is what you are after, the honest PG versus flatshare comparison is worth five minutes before you sign.
When to look
Sudhowala does not have the July surge of Bidholi, because the demand is not campus-first. Houses and floors tend to come on the market year round, and landlords are slower to move on rent than PG owners are. April and May, before the school year and academic terms begin, is when families and groups look for houses, so group rentals are competitive then. From October to December, larger houses linger and owners are more open to a fair rent, especially for a tenant who signs a longer agreement and pays on time.
What to check before you pay anything
- Ask for the electricity meter reading and whether it is a domestic or commercial tariff. Some houses in the area are wired for commercial use.
- Check the water source. Independent houses often rely on a private bore and pump, and a failing pump is the landlord's job to fix.
- If you are taking a whole house as a group, put every name on the agreement and check how the deposit is returned when one person leaves.
- See the lane after dark. Some colonies here are unlit and far from a market.
- Ask about the distance to the nearest share-auto and the time of the last one.
Finding the person, not just the room
Most flatshares fail on lifestyle, not on rent. Bunkd asks the things that actually decide whether living together works — sleep schedule, cleanliness, social battery, guest policy, food preference and your one real dealbreaker — and matches on those. You swipe through people, match when it is mutual, and chat inside the app before anyone shares a phone number.
If you have not found a flat yet, Squad Mode lets you match with other people searching in Sudhowala so you can pool budgets and take a 2BHK or 3BHK together. Splitting a bigger flat is almost always cheaper per person than renting a single room alone — the rent split calculator works out a fair division when the rooms are not the same size.

Common questions
How much is a room for rent in Sudhowala?
A single room or a room in a shared house usually runs ₹4,000 to ₹8,000 a month. Whole houses are listed far higher: three- and four-bedroom houses at roughly ₹25,000 to ₹30,000, and furnished builder floors at ₹65,000 or more.
Is Sudhowala near UPES?
No. It is on the Prem Nagar side and still needs a ride to reach UPES Bidholi or Kandoli. Expect 35 to 55 minutes without a bike. If you want to walk to class, choose Bidholi; if you want more space, Sudhowala is a reasonable trade.
Are there PGs in Sudhowala, Dehradun?
Fewer than in Prem Nagar or Bidholi. Property listings here are mostly houses and floors, so flat-sharing is the more common route, and it is where finding flatmates on Bunkd matters most.
Is a flatmate arrangement better than a PG here?
For three or more people, usually yes. A large house split three ways costs about what a PG bed does elsewhere, with more room and no gate timings, but you handle utilities and repairs yourselves.
Does Bunkd charge for finding a flatmate?
No. Bunkd is free with no brokerage. Use Squad Mode to team up with other seekers first, then rent a 2BHK or 3BHK house as a group, after chatting with phone-verified profiles.
