Rent Out a Room in Sector 22, Noida
Updated 14 Oct 2026
Sector 22 is one of Noida's older, settled sectors, with planned blocks of houses alongside the denser lanes of Chaura village. Those two halves make it a flexible place to rent: family homes with a spare floor for people who want quiet, and simpler rooms for people watching every rupee. People on Bunkd are looking in Sector 22 and finding no rooms nearby.
What's your room actually worth?
Indicative ranges from Noida's older sectors. Many PG prices here include meals and Wi-Fi, so compare like with like.
| Where in Sector 22, Noida | Private room | Shared room |
|---|---|---|
| Sector 22 blocks | ₹9,000 – ₹14,000 | ₹6,000 – ₹9,000 |
| Chaura village lanes | ₹6,000 – ₹9,500 | ₹4,500 – ₹7,000 |
| Sector 23 and Sector 24 side | ₹9,000 – ₹14,500 | ₹6,000 – ₹9,000 |
| Toward Sector 12 and Sector 55 | ₹8,500 – ₹13,000 | ₹5,500 – ₹8,500 |
A furnished room with AC and its own bathroom in one of the blocks is at the top. In the village lanes, a clean room with good light and a reliable water supply rents fastest.
Who you'll actually get
The people asking here are mostly on their way to work in Noida's office belts.
Sector 62's offices and the Blue Line corridor are within reach, and older sectors cost less than the newer high-rises.

How long will it take to fill?
Noida has more people looking than rooms on Bunkd right now. A fairly priced room should find someone quickly — the risk is rushing, not waiting.
What this costs you
Nothing. There's no listing fee, no commission, and no brokerage. You put the room up, you see who's interested, you pick. If nobody suits you, you don't have to say yes to any of them.
Compare that to a broker in Sector 22, Noida, who'll typically take a month's rent from the tenant and sometimes from you as well — and who'll send you whoever turns up first, because their incentive is closing the deal, not matching you well.
How it works, start to finish
- Put the room up. Photos, rent, deposit, the area, and what the room actually includes. Takes about five minutes.
- Say who you're after. Sleep schedule, cleanliness, guests, food, smoking — the things that actually decide whether living together works.
- Swipe. You see people looking in Sector 22, Noida. Right if they'd fit, left if they wouldn't. They're doing the same on your room.
- Match, then chat. When you both swipe right, chat opens in the app. Your number stays private until you decide to share it.
- Meet before you hand over keys. Coffee, then a viewing. Take your time — you're the one who has to live with this.
What you'll actually take home in a year
Rent per month is the number everyone quotes. What matters is what's left after a year, and the thing that eats it isn't maintenance — it's the months the room sits empty.
| Scenario | Room at ₹9,500/month |
|---|---|
| 12 months occupied | ₹1,14,000 |
| 11 months (one month's gap between tenants) | ₹1,04,500 |
| 10 months (two months' gap, or one bad match) | ₹95,000 |
| Minus a broker's fee, if you'd used one | −₹9,500, roughly |
Two empty months costs you more than any rent increase will earn you. That's the real argument for listing early and choosing well — a flatmate who stays two years is worth far more than one who pays ₹1,000 extra and leaves in four months.
The paperwork you actually need
You don't need a lawyer, but you do need things written down. At minimum:
- A written agreement. Rent, deposit, notice period, who pays for what, and the house rules on guests, smoking and food. In Uttar Pradesh agreements of 11 months are standard; anything longer should be registered. Noida police also expect tenants to be verified.
- A dated deposit receipt with the refund terms on it. Most deposit disputes come down to nothing being written at the start.
- ID and address proof — an Aadhaar or passport copy, plus something linking them to their job or college.
- Police verification if your society requires it. Many do, and it takes a couple of weeks, so start it early.
- A meter reading on move-in day, photographed. Saves an argument later about who ran up what.
Our rental agreement template covers the basics in plain language, and the deposit guide explains what's normal and what to document.
How to check someone is who they say they are
Every Bunkd profile is phone-verified, which stops throwaway accounts, but it isn't a background check. Before you hand over keys:
- Video call before you meet. It takes two minutes and tells you a surprising amount.
- Ask where they work or study, then ask something specific about it. Genuine answers come easily.
- Meet somewhere public first, then at the flat. Not the other way round.
- If they're pushing hard to skip the meeting and pay immediately, that's the signal to slow down.
- Trust the mismatch. If something feels off in the chat, it will not improve once they've moved in.
You can block anyone instantly and report a profile for anything that looks wrong — every report gets reviewed and stays anonymous. The safety guide has the full list of things worth checking.
What to watch out for
- Say what's included: meals, Wi-Fi, electricity and AC are what people compare.
- Do the tenant verification with Noida police before move-in.
- Be clear about AC charges in summer.
- Put the 11-month agreement in writing.
- If it's a shared room, say who the other occupant is.
