Rent Out a Room in Indiranagar
Updated 14 Oct 2026
Indiranagar is where a lot of people moving to Bengaluru say they want to live — 100 Feet Road and 12th Main for the evenings, the Purple Line for the commute, and the office belts of Domlur, Old Airport Road and CV Raman Nagar a short ride away. The trouble for seekers is that good rooms here go privately and quickly. People on Bunkd are looking in Indiranagar and finding no rooms listed nearby, which puts a host in a strong position.
What's your room actually worth?
Indicative ranges from Indiranagar PG and shared-flat prices this year. Managed co-living sits higher, so compare your room with private flatshares rather than branded PGs.
| Where in Indiranagar | Private room | Shared room |
|---|---|---|
| 100 Feet Road and 12th Main | ₹17,000 – ₹26,000 | ₹11,000 – ₹15,000 |
| HAL 2nd Stage, near the metro | ₹15,000 – ₹23,000 | ₹10,000 – ₹13,500 |
| Domlur and the Defence Colony side | ₹14,000 – ₹21,000 | ₹9,500 – ₹13,000 |
| Halasuru and Jeevan Bima Nagar | ₹12,000 – ₹19,000 | ₹8,500 – ₹12,000 |
A walk to Indiranagar or Halasuru metro station is worth real money here. A room on a busy stretch of 100 Feet Road can actually rent for less than one two lanes back — people pay for quiet when they're also paying for the address.
Who you'll actually get
Indiranagar's seekers are fairly consistent, which makes it easier to know who you're talking to.
Offices on the Inner Ring Road in Domlur, Old Airport Road and CV Raman Nagar are close. Mid-twenties to mid-thirties, often moving because a flatmate left.
Indiranagar is full of small companies. Some work from home part of the week, so ask how they work.
They'll want a video call first and a proper look later. That's a good sign.
Sometimes two people want two rooms in the same flat. If you have them, say so.
How long will it take to fill?
Indiranagar moves fast. A well-photographed room at a sensible rent usually gets interest within days. Which means you can choose — and you should, because in a flatshare the person matters more than the rent.
What this costs you
Nothing. There's no listing fee, no commission, and no brokerage. You put the room up, you see who's interested, you pick. If nobody suits you, you don't have to say yes to any of them.
Compare that to a broker in Indiranagar, who'll typically take a month's rent from the tenant and sometimes from you as well — and who'll send you whoever turns up first, because their incentive is closing the deal, not matching you well.
How it works, start to finish
- Put the room up. Photos, rent, deposit, the area, and what the room actually includes. Takes about five minutes.
- Say who you're after. Sleep schedule, cleanliness, guests, food, smoking — the things that actually decide whether living together works.
- Swipe. You see people looking in Indiranagar. Right if they'd fit, left if they wouldn't. They're doing the same on your room.
- Match, then chat. When you both swipe right, chat opens in the app. Your number stays private until you decide to share it.
- Meet before you hand over keys. Coffee, then a viewing. Take your time — you're the one who has to live with this.
What you'll actually take home in a year
Rent per month is the number everyone quotes. What matters is what's left after a year, and the thing that eats it isn't maintenance — it's the months the room sits empty.
| Scenario | Room at ₹16,000/month |
|---|---|
| 12 months occupied | ₹1,92,000 |
| 11 months (one month's gap between tenants) | ₹1,76,000 |
| 10 months (two months' gap, or one bad match) | ₹1,60,000 |
| Minus a broker's fee, if you'd used one | −₹16,000, roughly |
Two empty months costs you more than any rent increase will earn you. That's the real argument for listing early and choosing well — a flatmate who stays two years is worth far more than one who pays ₹1,000 extra and leaves in four months.
The paperwork you actually need
You don't need a lawyer, but you do need things written down. At minimum:
- A written agreement. Rent, deposit, notice period, who pays for what, and the house rules on guests, smoking and food. In Karnataka an agreement over 11 months should be registered; most hosts use 11-month agreements to avoid it.
- A dated deposit receipt with the refund terms on it. Most deposit disputes come down to nothing being written at the start.
- ID and address proof — an Aadhaar or passport copy, plus something linking them to their job or college.
- Police verification if your society requires it. Many do, and it takes a couple of weeks, so start it early.
- A meter reading on move-in day, photographed. Saves an argument later about who ran up what.
Our rental agreement template covers the basics in plain language, and the deposit guide explains what's normal and what to document.
How to check someone is who they say they are
Every Bunkd profile is phone-verified, which stops throwaway accounts, but it isn't a background check. Before you hand over keys:
- Video call before you meet. It takes two minutes and tells you a surprising amount.
- Ask where they work or study, then ask something specific about it. Genuine answers come easily.
- Meet somewhere public first, then at the flat. Not the other way round.
- If they're pushing hard to skip the meeting and pay immediately, that's the signal to slow down.
- Trust the mismatch. If something feels off in the chat, it will not improve once they've moved in.
You can block anyone instantly and report a profile for anything that looks wrong — every report gets reviewed and stays anonymous. The safety guide has the full list of things worth checking.
What to watch out for
- Be upfront about the deposit. Bengaluru's old ten-month norm has eased, but anything over three months loses people.
- Photograph the bathroom and the kitchen as well as the room. Those are the photos people decide on.
- Say whether the flat is veg-only, whether guests are fine and what your stance on smoking is.
- If there's a cook or a cleaner, say who pays them and how much. It's part of the real monthly cost.
- Put the 11-month agreement in writing — rent, deposit, notice period and house rules.
Common questions
How much can I charge for a room in Indiranagar?
Roughly ₹12,000 to ₹26,000 a month for a private room and ₹8,500 to ₹15,000 per person if shared. 100 Feet Road, 12th Main and HAL 2nd Stage sit at the top; Halasuru and Jeevan Bima Nagar are more affordable.
Who's looking for rooms in Indiranagar?
Mostly young professionals working in Domlur, Old Airport Road and CV Raman Nagar, people from startups in the neighbourhood itself, and people relocating to Bengaluru.
Does Bunkd charge me anything to list?
No. Listing is free, matching is free and there's no commission when someone moves in.
How much deposit should I ask for?
Two to three months is what most people in Indiranagar expect for a room in a shared flat now. Asking for the old ten months shrinks your pool a lot.
Can I choose who moves in?
Yes. You see profiles, you swipe, and nothing happens unless you both swipe right.
