Rent Out a Room in Goregaon
Updated 14 Oct 2026
Goregaon is the western suburbs' working middle: offices and media companies on the east side toward Film City and the highway, older housing and markets on the west around MG Road and the station, and the Western line connecting both to the rest of the city. People on Bunkd are looking in Goregaon West and finding no rooms nearby.
What's your room actually worth?
Indicative ranges from Goregaon PGs and shared flats. Mumbai rents vary a lot by building, so use these as a starting point.
| Where in Goregaon | Private room | Shared room |
|---|---|---|
| Goregaon West, near the station and MG Road | ₹20,000 – ₹30,000 | ₹12,000 – ₹17,000 |
| Goregaon West, toward the Link Road | ₹22,000 – ₹32,000 | ₹13,000 – ₹18,000 |
| Goregaon East, near the highway and offices | ₹20,000 – ₹30,000 | ₹12,000 – ₹16,500 |
| Toward Malad and Bangur Nagar | ₹18,000 – ₹26,000 | ₹10,000 – ₹15,000 |
A walk to Goregaon station is worth paying for. Newer buildings toward the Link Road are at the top of the band; older ones near the market rent fastest at the lower end.
Who you'll actually get
Goregaon's seekers are mostly working people, with a strong media contingent.
Studios, channels and production houses on the east side and around Film City keep irregular hours.
Offices in Goregaon East and along the highway, plus commuters to Andheri and BKC.
Two people splitting a room or a flat to make Mumbai rents work.
Goregaon is a common first base in the western suburbs.
How long will it take to fill?
The western suburbs move fast. A fairly priced room near the station usually gets interest within days.
What this costs you
Nothing. There's no listing fee, no commission, and no brokerage. You put the room up, you see who's interested, you pick. If nobody suits you, you don't have to say yes to any of them.
Compare that to a broker in Goregaon, who'll typically take a month's rent from the tenant and sometimes from you as well — and who'll send you whoever turns up first, because their incentive is closing the deal, not matching you well.
How it works, start to finish
- Put the room up. Photos, rent, deposit, the area, and what the room actually includes. Takes about five minutes.
- Say who you're after. Sleep schedule, cleanliness, guests, food, smoking — the things that actually decide whether living together works.
- Swipe. You see people looking in Goregaon. Right if they'd fit, left if they wouldn't. They're doing the same on your room.
- Match, then chat. When you both swipe right, chat opens in the app. Your number stays private until you decide to share it.
- Meet before you hand over keys. Coffee, then a viewing. Take your time — you're the one who has to live with this.
What you'll actually take home in a year
Rent per month is the number everyone quotes. What matters is what's left after a year, and the thing that eats it isn't maintenance — it's the months the room sits empty.
| Scenario | Room at ₹20,000/month |
|---|---|
| 12 months occupied | ₹2,40,000 |
| 11 months (one month's gap between tenants) | ₹2,20,000 |
| 10 months (two months' gap, or one bad match) | ₹2,00,000 |
| Minus a broker's fee, if you'd used one | −₹20,000, roughly |
Two empty months costs you more than any rent increase will earn you. That's the real argument for listing early and choosing well — a flatmate who stays two years is worth far more than one who pays ₹1,000 extra and leaves in four months.
The paperwork you actually need
You don't need a lawyer, but you do need things written down. At minimum:
- A written agreement. Rent, deposit, notice period, who pays for what, and the house rules on guests, smoking and food. In Maharashtra a leave-and-licence agreement must be registered — this is enforced more strictly in Mumbai than elsewhere.
- A dated deposit receipt with the refund terms on it. Most deposit disputes come down to nothing being written at the start.
- ID and address proof — an Aadhaar or passport copy, plus something linking them to their job or college.
- Police verification if your society requires it. Many do, and it takes a couple of weeks, so start it early.
- A meter reading on move-in day, photographed. Saves an argument later about who ran up what.
Our rental agreement template covers the basics in plain language, and the deposit guide explains what's normal and what to document.
How to check someone is who they say they are
Every Bunkd profile is phone-verified, which stops throwaway accounts, but it isn't a background check. Before you hand over keys:
- Video call before you meet. It takes two minutes and tells you a surprising amount.
- Ask where they work or study, then ask something specific about it. Genuine answers come easily.
- Meet somewhere public first, then at the flat. Not the other way round.
- If they're pushing hard to skip the meeting and pay immediately, that's the signal to slow down.
- Trust the mismatch. If something feels off in the chat, it will not improve once they've moved in.
You can block anyone instantly and report a profile for anything that looks wrong — every report gets reviewed and stays anonymous. The safety guide has the full list of things worth checking.
What to watch out for
- Register the leave-and-licence agreement.
- Be clear about the deposit; Mumbai expects more than other cities, but four months or more loses people for a single room.
- If you're open to people with irregular hours, say so.
- Check your society's rules on paying guests.
- Do the police verification for your tenant.
Common questions
How much can I charge for a room in Goregaon?
Roughly ₹18,000 to ₹32,000 a month for a private room and ₹10,000 to ₹18,000 per person if shared. Goregaon West toward the Link Road is at the top; toward Malad and Bangur Nagar is more affordable.
Who's looking for rooms in Goregaon?
Mostly media and production people, office and IT staff working in Goregaon East and Andheri, and young professionals sharing to make Mumbai rents work.
Does Bunkd charge me anything to list?
No. Listing is free, matching is free and there's no commission when someone moves in. We don't take a cut of your rent.
Do I need to register the agreement?
Yes. In Maharashtra a leave-and-licence agreement must be registered, and Mumbai enforces it strictly.
