Rent Out a Room in Deccan Gymkhana
Updated 14 Oct 2026
Deccan Gymkhana is Pune's college quarter. Fergusson College, BMCC and ILS Law College are within a short walk of each other, FC Road and Jangli Maharaj Road carry the city's student life, and Prabhat Road's old bungalows hide some of its nicest rooms. People on Bunkd are looking here and finding no rooms nearby.
What's your room actually worth?
There's no good index for rooms in Deccan, so these ranges are deliberately wide, from what rooms and PGs around the colleges are advertised at.
| Where in Deccan Gymkhana | Private room | Shared room |
|---|---|---|
| FC Road and Jangli Maharaj Road | ₹11,000 – ₹18,000 | ₹7,000 – ₹12,000 |
| Prabhat Road and Bhandarkar Road | ₹12,000 – ₹20,000 | ₹8,000 – ₹13,000 |
| Erandwane and Karve Road | ₹10,000 – ₹16,000 | ₹6,500 – ₹10,000 |
| Toward Shivajinagar and Model Colony | ₹10,000 – ₹17,000 | ₹7,000 – ₹11,000 |
Walking distance to Fergusson or ILS puts you at the top. A quiet room with a desk and good light matters more to this crowd than a new building.
Who you'll actually get
Most people messaging you here are students, with a few groups worth knowing.
Undergraduates who want to walk to college. Often sharing; parents usually involved.
Five-year law students who stay for years — steady, studious tenants.
Older, quieter, and usually looking for a single room.
People working in the city centre who like the neighbourhood.
How long will it take to fill?
July and August are busiest, when the academic year starts. Outside that window, rooms move steadily because Deccan's colleges are always in demand.
What this costs you
Nothing. There's no listing fee, no commission, and no brokerage. You put the room up, you see who's interested, you pick. If nobody suits you, you don't have to say yes to any of them.
Compare that to a broker in Deccan Gymkhana, who'll typically take a month's rent from the tenant and sometimes from you as well — and who'll send you whoever turns up first, because their incentive is closing the deal, not matching you well.
How it works, start to finish
- Put the room up. Photos, rent, deposit, the area, and what the room actually includes. Takes about five minutes.
- Say who you're after. Sleep schedule, cleanliness, guests, food, smoking — the things that actually decide whether living together works.
- Swipe. You see people looking in Deccan Gymkhana. Right if they'd fit, left if they wouldn't. They're doing the same on your room.
- Match, then chat. When you both swipe right, chat opens in the app. Your number stays private until you decide to share it.
- Meet before you hand over keys. Coffee, then a viewing. Take your time — you're the one who has to live with this.
What you'll actually take home in a year
Rent per month is the number everyone quotes. What matters is what's left after a year, and the thing that eats it isn't maintenance — it's the months the room sits empty.
| Scenario | Room at ₹11,000/month |
|---|---|
| 12 months occupied | ₹1,32,000 |
| 11 months (one month's gap between tenants) | ₹1,21,000 |
| 10 months (two months' gap, or one bad match) | ₹1,10,000 |
| Minus a broker's fee, if you'd used one | −₹11,000, roughly |
Two empty months costs you more than any rent increase will earn you. That's the real argument for listing early and choosing well — a flatmate who stays two years is worth far more than one who pays ₹1,000 extra and leaves in four months.
The paperwork you actually need
You don't need a lawyer, but you do need things written down. At minimum:
- A written agreement. Rent, deposit, notice period, who pays for what, and the house rules on guests, smoking and food. In Maharashtra a leave-and-licence agreement must be registered, whatever its length — it can be done online through IGR e-registration.
- A dated deposit receipt with the refund terms on it. Most deposit disputes come down to nothing being written at the start.
- ID and address proof — an Aadhaar or passport copy, plus something linking them to their job or college.
- Police verification if your society requires it. Many do, and it takes a couple of weeks, so start it early.
- A meter reading on move-in day, photographed. Saves an argument later about who ran up what.
Our rental agreement template covers the basics in plain language, and the deposit guide explains what's normal and what to document.
How to check someone is who they say they are
Every Bunkd profile is phone-verified, which stops throwaway accounts, but it isn't a background check. Before you hand over keys:
- Video call before you meet. It takes two minutes and tells you a surprising amount.
- Ask where they work or study, then ask something specific about it. Genuine answers come easily.
- Meet somewhere public first, then at the flat. Not the other way round.
- If they're pushing hard to skip the meeting and pay immediately, that's the signal to slow down.
- Trust the mismatch. If something feels off in the chat, it will not improve once they've moved in.
You can block anyone instantly and report a profile for anything that looks wrong — every report gets reviewed and stays anonymous. The safety guide has the full list of things worth checking.
What to watch out for
- Register the leave-and-licence agreement; it's required in Maharashtra.
- Agree entry timings and guest rules with students upfront.
- Say whether cooking is allowed or whether people eat at a mess.
- Ask for the college ID along with a government ID.
- Be clear about the deposit and when it's returned.
Common questions
How much can I charge for a room in Deccan Gymkhana?
Roughly ₹10,000 to ₹20,000 a month for a private room and ₹6,500 to ₹13,000 per person if shared. Prabhat Road and Bhandarkar Road are at the top; Erandwane and Karve Road are more affordable. Listings are sparse, so treat this as a guide.
Who rents rooms in Deccan Gymkhana?
Mostly students of Fergusson, BMCC and ILS Law College, plus postgraduates and some young professionals.
Does Bunkd charge me anything to list?
No. Listing is free, matching is free and there's no commission when someone moves in. We don't take a cut of your rent.
When is the best time to list?
June and July, before the academic year starts.
Can I choose who moves in?
Yes. You see profiles, you swipe, and nothing happens unless you both swipe right. You're never sent a stranger and asked to say yes.
