Rent Out a Room in Kukatpally
Updated 14 Oct 2026
Kukatpally is one of Hyderabad's biggest residential neighbourhoods, built around the KPHB colonies and JNTU Hyderabad, with the Red Line metro running straight through it. It is cheaper than the IT corridor in Gachibowli and Madhapur but close enough to commute there, which makes it a natural first stop for people new to the city. People on Bunkd are looking here and finding no rooms nearby.
What's your room actually worth?
Indicative ranges from Kukatpally PGs and rooms. Many prices include meals, so say clearly what yours includes.
| Where in Kukatpally | Private room | Shared room |
|---|---|---|
| KPHB Colony | ₹10,000 – ₹16,000 | ₹6,500 – ₹10,000 |
| Near JNTU and the metro | ₹9,000 – ₹15,000 | ₹6,000 – ₹9,500 |
| Kukatpally village and Moosapet side | ₹8,000 – ₹13,000 | ₹5,500 – ₹8,500 |
| Toward Miyapur and Nizampet | ₹8,000 – ₹13,500 | ₹5,500 – ₹8,500 |
A walk to Kukatpally, KPHB Colony or JNTU College metro station puts you at the top of the band. Meals included can add two to four thousand to what people expect.
Who you'll actually get
Kukatpally's seekers split between students and people commuting to the IT corridor.
Engineering and postgraduate students who want to walk to campus. Budgets are modest and many share.
People working in Hitec City and Madhapur who prefer Kukatpally's rents and the metro.
Some commute to the coaching centres in Ameerpet, a few metro stops away.
A practical first base while they learn the city.
How long will it take to fill?
Demand is steady through the year, with a lift when JNTU's academic year starts and when IT hiring picks up. A fairly priced room near the metro usually finds someone within a week or two.
What this costs you
Nothing. There's no listing fee, no commission, and no brokerage. You put the room up, you see who's interested, you pick. If nobody suits you, you don't have to say yes to any of them.
Compare that to a broker in Kukatpally, who'll typically take a month's rent from the tenant and sometimes from you as well — and who'll send you whoever turns up first, because their incentive is closing the deal, not matching you well.
How it works, start to finish
- Put the room up. Photos, rent, deposit, the area, and what the room actually includes. Takes about five minutes.
- Say who you're after. Sleep schedule, cleanliness, guests, food, smoking — the things that actually decide whether living together works.
- Swipe. You see people looking in Kukatpally. Right if they'd fit, left if they wouldn't. They're doing the same on your room.
- Match, then chat. When you both swipe right, chat opens in the app. Your number stays private until you decide to share it.
- Meet before you hand over keys. Coffee, then a viewing. Take your time — you're the one who has to live with this.
What you'll actually take home in a year
Rent per month is the number everyone quotes. What matters is what's left after a year, and the thing that eats it isn't maintenance — it's the months the room sits empty.
| Scenario | Room at ₹11,000/month |
|---|---|
| 12 months occupied | ₹1,32,000 |
| 11 months (one month's gap between tenants) | ₹1,21,000 |
| 10 months (two months' gap, or one bad match) | ₹1,10,000 |
| Minus a broker's fee, if you'd used one | −₹11,000, roughly |
Two empty months costs you more than any rent increase will earn you. That's the real argument for listing early and choosing well — a flatmate who stays two years is worth far more than one who pays ₹1,000 extra and leaves in four months.
The paperwork you actually need
You don't need a lawyer, but you do need things written down. At minimum:
- A written agreement. Rent, deposit, notice period, who pays for what, and the house rules on guests, smoking and food. In Telangana an agreement over 11 months should be registered; 11-month terms are the norm for that reason.
- A dated deposit receipt with the refund terms on it. Most deposit disputes come down to nothing being written at the start.
- ID and address proof — an Aadhaar or passport copy, plus something linking them to their job or college.
- Police verification if your society requires it. Many do, and it takes a couple of weeks, so start it early.
- A meter reading on move-in day, photographed. Saves an argument later about who ran up what.
Our rental agreement template covers the basics in plain language, and the deposit guide explains what's normal and what to document.
How to check someone is who they say they are
Every Bunkd profile is phone-verified, which stops throwaway accounts, but it isn't a background check. Before you hand over keys:
- Video call before you meet. It takes two minutes and tells you a surprising amount.
- Ask where they work or study, then ask something specific about it. Genuine answers come easily.
- Meet somewhere public first, then at the flat. Not the other way round.
- If they're pushing hard to skip the meeting and pay immediately, that's the signal to slow down.
- Trust the mismatch. If something feels off in the chat, it will not improve once they've moved in.
You can block anyone instantly and report a profile for anything that looks wrong — every report gets reviewed and stays anonymous. The safety guide has the full list of things worth checking.
What to watch out for
- Say the walking time to the nearest metro station.
- Be clear about meals and what they cost if they're extra.
- Ask for a college or company ID along with a government ID.
- Put the 11-month agreement in writing.
- Agree on guests and quiet hours if you're letting to students.
Common questions
How much can I charge for a room in Kukatpally?
Roughly ₹8,000 to ₹16,000 a month for a private room and ₹5,500 to ₹10,000 per person if shared. KPHB Colony is at the top; Kukatpally village and the Moosapet side are cheaper.
Who's looking for rooms in Kukatpally?
JNTU Hyderabad students, IT professionals who commute to Hitec City and Madhapur on the metro, and people new to the city.
Does Bunkd charge me anything to list?
No. Listing is free, matching is free and there's no commission when someone moves in. We don't take a cut of your rent.
Should I include meals?
Many Kukatpally PGs do. If you include them, say what's served and when; if not, say so — it's the first thing people compare.
Can I choose who moves in?
Yes. You see profiles, you swipe, and nothing happens unless you both swipe right. You're never sent a stranger and asked to say yes.
