Rent Out a Room in Electronic City
Updated 14 Oct 2026
Electronic City is one of Bengaluru's oldest tech hubs and still one of its biggest employers — large campuses in Phase 1 and Phase 2, thousands of people starting new jobs every year, and the elevated expressway to Silk Board for everyone else. Most of those people need a room within a short ride of their gate. People on Bunkd are looking here and finding nothing nearby.
What's your room actually worth?
Indicative ranges from Electronic City rooms and PGs this year. Rooms near the campus gates and shuttle stops cost more.
| Where in Electronic City | Private room | Shared room |
|---|---|---|
| Phase 1 and Neeladri Nagar | ₹10,000 – ₹16,000 | ₹7,500 – ₹11,000 |
| Phase 2 and Konappana Agrahara | ₹9,000 – ₹14,000 | ₹7,000 – ₹10,000 |
| Hosa Road and Kudlu Gate | ₹9,500 – ₹15,000 | ₹7,000 – ₹10,500 |
| Hebbagodi and Bommasandra | ₹7,500 – ₹12,000 | ₹6,000 – ₹8,500 |
Being walkable to a campus gate or a company shuttle stop is the biggest factor here. Power backup and reliable water come next — the questions every Electronic City tenant asks.
Who you'll actually get
Electronic City's seekers are overwhelmingly tech people — mostly early in their careers.
Campus hires arriving in batches, often looking to share and on their first salary.
People who've chosen to live near work and stay a year or more.
Support and operations teams with night shifts — say what late entry looks like.
Two or three new joiners wanting rooms in the same flat.
How long will it take to fill?
Hiring brings steady demand all year, with waves when new batches join. A fairly priced room near the campuses usually gets interest within days.
What this costs you
Nothing. There's no listing fee, no commission, and no brokerage. You put the room up, you see who's interested, you pick. If nobody suits you, you don't have to say yes to any of them.
Compare that to a broker in Electronic City, who'll typically take a month's rent from the tenant and sometimes from you as well — and who'll send you whoever turns up first, because their incentive is closing the deal, not matching you well.
How it works, start to finish
- Put the room up. Photos, rent, deposit, the area, and what the room actually includes. Takes about five minutes.
- Say who you're after. Sleep schedule, cleanliness, guests, food, smoking — the things that actually decide whether living together works.
- Swipe. You see people looking in Electronic City. Right if they'd fit, left if they wouldn't. They're doing the same on your room.
- Match, then chat. When you both swipe right, chat opens in the app. Your number stays private until you decide to share it.
- Meet before you hand over keys. Coffee, then a viewing. Take your time — you're the one who has to live with this.
What you'll actually take home in a year
Rent per month is the number everyone quotes. What matters is what's left after a year, and the thing that eats it isn't maintenance — it's the months the room sits empty.
| Scenario | Room at ₹12,000/month |
|---|---|
| 12 months occupied | ₹1,44,000 |
| 11 months (one month's gap between tenants) | ₹1,32,000 |
| 10 months (two months' gap, or one bad match) | ₹1,20,000 |
| Minus a broker's fee, if you'd used one | −₹12,000, roughly |
Two empty months costs you more than any rent increase will earn you. That's the real argument for listing early and choosing well — a flatmate who stays two years is worth far more than one who pays ₹1,000 extra and leaves in four months.
The paperwork you actually need
You don't need a lawyer, but you do need things written down. At minimum:
- A written agreement. Rent, deposit, notice period, who pays for what, and the house rules on guests, smoking and food. In Karnataka an agreement over 11 months should be registered; most hosts use 11-month agreements to avoid it.
- A dated deposit receipt with the refund terms on it. Most deposit disputes come down to nothing being written at the start.
- ID and address proof — an Aadhaar or passport copy, plus something linking them to their job or college.
- Police verification if your society requires it. Many do, and it takes a couple of weeks, so start it early.
- A meter reading on move-in day, photographed. Saves an argument later about who ran up what.
Our rental agreement template covers the basics in plain language, and the deposit guide explains what's normal and what to document.
How to check someone is who they say they are
Every Bunkd profile is phone-verified, which stops throwaway accounts, but it isn't a background check. Before you hand over keys:
- Video call before you meet. It takes two minutes and tells you a surprising amount.
- Ask where they work or study, then ask something specific about it. Genuine answers come easily.
- Meet somewhere public first, then at the flat. Not the other way round.
- If they're pushing hard to skip the meeting and pay immediately, that's the signal to slow down.
- Trust the mismatch. If something feels off in the chat, it will not improve once they've moved in.
You can block anyone instantly and report a profile for anything that looks wrong — every report gets reviewed and stays anonymous. The safety guide has the full list of things worth checking.
What to watch out for
- Say the distance to the main campus gates and shuttle stops.
- Be clear about power backup and water — tankers in summer are common here.
- Keep the deposit reasonable; two to three months is what people expect for a room.
- If you're open to shift workers, say so.
- Put the 11-month agreement in writing.
Common questions
How much can I charge for a room in Electronic City?
Roughly ₹7,500 to ₹16,000 a month for a private room and ₹6,000 to ₹11,000 per person if shared. Phase 1, Neeladri Nagar and Hosa Road are at the top; Hebbagodi and Bommasandra are cheaper.
Who's looking for rooms in Electronic City?
Mostly tech people working on the Phase 1 and Phase 2 campuses — freshers and new joiners especially, many of them looking to share.
Does Bunkd charge me anything to list?
No. Listing is free, matching is free and there's no commission when someone moves in. We don't take a cut of your rent.
How much deposit should I ask for?
Two to three months for a room in a shared flat is what most people expect now. The old ten-month norm puts people off.
Can I choose who moves in?
Yes. You see profiles, you swipe, and nothing happens unless you both swipe right. You're never sent a stranger and asked to say yes.
