Rent Out a Room in East of Kailash
Updated 14 Oct 2026
East of Kailash sits between Kailash Colony, Lajpat Nagar and Kalkaji, with Nehru Place's offices a few minutes away and the ISKCON temple on the hill. It is quieter than Lajpat Nagar's market and better connected than it looks: the Violet and Magenta lines both run close by. People on Bunkd are looking here and finding no rooms nearby.
What's your room actually worth?
Indicative ranges, following what rooms in Kailash Colony, Lajpat Nagar and Kalkaji are advertised at. Listings in East of Kailash itself are few.
| Where in East of Kailash | Private room | Shared room |
|---|---|---|
| East of Kailash blocks | ₹12,000 – ₹20,000 | ₹8,000 – ₹12,000 |
| Kailash Colony side | ₹14,000 – ₹24,000 | ₹9,000 – ₹13,000 |
| Kalkaji and Govindpuri edge | ₹9,000 – ₹15,000 | ₹6,500 – ₹9,500 |
| Toward Lajpat Nagar and Amar Colony | ₹10,000 – ₹17,000 | ₹7,000 – ₹10,500 |
A short walk to Kailash Colony or Kalkaji Mandir metro is worth real money. A barsati with a terrace is a type of room people here actively look for — if you have one, lead with it.
Who you'll actually get
Most people asking work nearby and want to stop commuting.
IT, sales and support people working in Nehru Place and on the Outer Ring Road.
The hospitals around Okhla and south Delhi employ nurses and technicians on shifts.
Lady Shri Ram College is in Lajpat Nagar, a short ride away, and some students look on this side.
First jobs and transfers who want a quieter neighbourhood than the market streets.
How long will it take to fill?
Demand here follows jobs rather than semesters, so it's steady through the year. A fairly priced room near the metro should find someone within a couple of weeks.
What this costs you
Nothing. There's no listing fee, no commission, and no brokerage. You put the room up, you see who's interested, you pick. If nobody suits you, you don't have to say yes to any of them.
Compare that to a broker in East of Kailash, who'll typically take a month's rent from the tenant and sometimes from you as well — and who'll send you whoever turns up first, because their incentive is closing the deal, not matching you well.
How it works, start to finish
- Put the room up. Photos, rent, deposit, the area, and what the room actually includes. Takes about five minutes.
- Say who you're after. Sleep schedule, cleanliness, guests, food, smoking — the things that actually decide whether living together works.
- Swipe. You see people looking in East of Kailash. Right if they'd fit, left if they wouldn't. They're doing the same on your room.
- Match, then chat. When you both swipe right, chat opens in the app. Your number stays private until you decide to share it.
- Meet before you hand over keys. Coffee, then a viewing. Take your time — you're the one who has to live with this.
What you'll actually take home in a year
Rent per month is the number everyone quotes. What matters is what's left after a year, and the thing that eats it isn't maintenance — it's the months the room sits empty.
| Scenario | Room at ₹13,000/month |
|---|---|
| 12 months occupied | ₹1,56,000 |
| 11 months (one month's gap between tenants) | ₹1,43,000 |
| 10 months (two months' gap, or one bad match) | ₹1,30,000 |
| Minus a broker's fee, if you'd used one | −₹13,000, roughly |
Two empty months costs you more than any rent increase will earn you. That's the real argument for listing early and choosing well — a flatmate who stays two years is worth far more than one who pays ₹1,000 extra and leaves in four months.
The paperwork you actually need
You don't need a lawyer, but you do need things written down. At minimum:
- A written agreement. Rent, deposit, notice period, who pays for what, and the house rules on guests, smoking and food. In Delhi most room lets run on an 11-month agreement; anything longer should be registered. Delhi Police also asks landlords to verify tenants, and it can be done online.
- A dated deposit receipt with the refund terms on it. Most deposit disputes come down to nothing being written at the start.
- ID and address proof — an Aadhaar or passport copy, plus something linking them to their job or college.
- Police verification if your society requires it. Many do, and it takes a couple of weeks, so start it early.
- A meter reading on move-in day, photographed. Saves an argument later about who ran up what.
Our rental agreement template covers the basics in plain language, and the deposit guide explains what's normal and what to document.
How to check someone is who they say they are
Every Bunkd profile is phone-verified, which stops throwaway accounts, but it isn't a background check. Before you hand over keys:
- Video call before you meet. It takes two minutes and tells you a surprising amount.
- Ask where they work or study, then ask something specific about it. Genuine answers come easily.
- Meet somewhere public first, then at the flat. Not the other way round.
- If they're pushing hard to skip the meeting and pay immediately, that's the signal to slow down.
- Trust the mismatch. If something feels off in the chat, it will not improve once they've moved in.
You can block anyone instantly and report a profile for anything that looks wrong — every report gets reviewed and stays anonymous. The safety guide has the full list of things worth checking.
What to watch out for
- Do the Delhi Police tenant verification before move-in.
- If it's a barsati, be clear about summer heat and what cooling there is.
- Say whether food and electricity are included.
- Agree the guest rule in writing.
- Put the 11-month agreement in writing with deposit and notice period.
Common questions
How much can I charge for a room in East of Kailash?
Roughly ₹9,000 to ₹24,000 a month for a private room and ₹6,500 to ₹13,000 per person if shared. The Kailash Colony side is at the top; Kalkaji and the Govindpuri edge are cheaper. Listings are sparse, so treat this as a guide.
Who looks for rooms in East of Kailash?
Mostly people working in Nehru Place and south Delhi, healthcare staff, and some students from the colleges around Lajpat Nagar.
Does Bunkd charge me anything to list?
No. Listing is free, matching is free and there's no commission when someone moves in. We don't take a cut of your rent.
Is a barsati easy to let?
Yes — many people in south Delhi look specifically for a barsati room. Be upfront about summer heat and what cooling you provide.
Can I choose who moves in?
Yes. You see profiles, you swipe, and nothing happens unless you both swipe right. You're never sent a stranger and asked to say yes.
