Rajpur Road runs north from Clock Tower toward Mussoorie, and it is the most expensive place to live in Dehradun. Before you commit to that, it is worth being clear about what the premium buys — because for some people it is excellent value and for others it is money set on fire.
What it genuinely gets you: the best cafés and restaurants in the city, gyms, better-maintained buildings, quick access to the IT Park on Sahastradhara Road, and a corridor that is pleasant to walk along. It is quieter and more settled than the student areas, with a different feel entirely.
What it does not get you: value per square foot. The same rent goes considerably further in Ballupur, GMS Road or Patel Nagar, and if you mainly need somewhere to sleep and study, you are paying a large premium for amenities you will use twice a month.
The honest test: will you actually use the cafés and the gym, and does your commute genuinely benefit? If yes, this is one of the nicest places to live in Uttarakhand. If you are answering "probably not", look at Ballupur first.
Who lives here
Rajpur Road skews working professional rather than student — IT Park employees, people on central government postings, staff at the older schools along the corridor. That shapes what is available.
Tenancies run longer and the housing stock is better maintained, but there are fewer shared-flat opportunities aimed at students, and PGs here are pitched at working professionals with prices to match. If you are a student, you will find more options and better prices one corridor over.
Where along the road
Dilaram Bazaar and the lower stretch
Closest to Clock Tower and the city centre. Busiest, best connected, and the most practical if you work centrally. Rents are high but you need transport least.
Jakhan
Mid-corridor and popular. A good balance of access and quiet, with cafés and shops nearby. One of the more sought-after pockets, and it prices accordingly.
Hathibarkala and Kishanpur
Quieter, leafier, more residential. Suits people who want calm and are content to travel for everything else. Better value than Jakhan for space.
Toward Sahastradhara crossing
The practical choice if you work at the IT Park. You get Rajpur Road access without the full central premium, and the commute to Sahastradhara Road is short.
Further up toward Mussoorie
Rents climb again as you go up, and the commute lengthens. Beautiful, but only sensible if you work from home or genuinely value the quiet over convenience.

Indicative ranges for planning, not quotes. Rents rise the further up the road you go. Confirm whether electricity, water and maintenance are included — on Rajpur Road maintenance charges are more common than elsewhere in the city and are often quoted separately.
Sharing changes the arithmetic completely here. A 2 BHK at ₹22,000 split two ways is ₹11,000 each — roughly the price of a single PG room, but for half a flat on the best corridor in the city. On Rajpur Road, finding the right flatmate is worth more than anywhere else in Dehradun, simply because the sums involved are larger.
What to check
Maintenance charges. More common here than elsewhere in Dehradun, frequently quoted separately from rent, and they can add meaningfully to your monthly cost. Ask explicitly.
Parking, if you have a vehicle. The corridor is congested and parking is not always included.
Water supply, particularly further up toward Mussoorie where it can be less reliable than the road's appearance suggests.
Never pay a deposit before seeing the place. Deposits here are larger, which makes advance-payment scams more costly when they land.
