What makes the MB College housing market different

MB College sits in central Haldwani rather than on an out-of-town campus, and that single fact changes everything about finding a room here.

You are not looking in a student suburb. You are competing for rooms in a working commercial city — against traders, shop staff, bank employees and families. That has an upside and a downside. The upside is that supply is far larger and more varied than a campus-adjacent market, and rooms come free all year rather than only in one seasonal rush. The downside is that the cheapest rooms are not automatically student rooms, and you will need to be clearer about what you actually want.

It also means you are not locked into a PG. Central Haldwani has ordinary rental housing, which is why splitting a flat is a genuinely realistic option here in a way it often is not near an isolated campus.

Where to live

Central Haldwani — Tikonia, Bhotia Parao, Kaladhungi Road

Closest to college and to the bazaar. Dense, busy, everything walkable. Rooms are compact and let quickly. Best if you want to be in the middle of things and do not need much space.

Mukhani

A well-connected junction, a short ride from college, quieter than the centre. Rents sit slightly below central Haldwani for comparable space, and tenancies here tend to run longer.

Rampur Road

The commercial spine. Convenient and busy, and the most expensive part of the city because of the coaching cluster. Worth it if you are also attending coaching alongside college.

Kathgodam

Around 8km out, next to the railway terminus. Clearly the best value — you will get noticeably more space for the money. Sensible if you travel home often or want a full flat for the price of a central room. Factor in shared-auto time each way.

Kusumkhera, Gaujajali, Devlachaud

Quieter residential pockets further out. Lower rents, more space, better if you have a two-wheeler.

1 BHK split two ways₹3,000 – ₹5,000 eachAcross the city

Indicative ranges for planning, not quotes. Rents move with the academic calendar. Confirm whether electricity and water are included before agreeing anything.

Splitting a flat usually beats a PG here on cost and space. A 1 BHK at ₹7,000 between two people is ₹3,500 each — against ₹5,000–₹7,000 for a single PG bed. The reason most students still take the PG is that finding the right second person is harder than signing a PG form, not that it costs more.

Timing

MB College's intake moves a large number of students into central Haldwani in a short window. Start looking three to four weeks before the session. Rooms taken in the final week are the ones nobody else wanted.

If you are already here and want to move, look mid-session. Almost nobody is searching then, and a landlord sitting on an empty room in a quiet month will negotiate in a way they never will in July.

What to check

Never pay a deposit before seeing the room. Advance UPI requests from someone you have not met should end the conversation. This is the most common way students are cheated, and it is entirely avoidable.

Water and power backup — ask specifically what happens in summer.

What the rent includes. Electricity, water, Wi-Fi, meals. Get it itemised; ambiguity is where disputes start.

Gate timings if it is a PG, and get an agreement in writing even for a single room. There is a free template here.
